About us
Peak Home Inspections LLC is locally owned and operated by Carl Lewis since 2006, following a full and productive law enforcement career with the Tucson Police Department. We have survived this time in a referal based industry during a tough real estate market. We offer a professional, unbiased report on real properties without the associated emotions of buying or selling a house. Our opinions are not based on the cosmetics of a house, or who stands to benefit from a sale. We provide inspections for home buyers. The home buyer contracts with us to provide a comprehensive report on the prospective property and its systems. We provide a professional report package that includes a summary report, a full report, photographs, preclosing checklist, a copy of the Arizona Standards of Professional Practice manual, and a Home Owners, Home Maintenance and Repairs book. The summary report will outline the areas of concern or problems with the property. The full report with show an overview of the property complete with photograhs of the property and detailed photograhs of the areas of concern or problems. The preclosing checklist is a document that helps to check the progress of any repairs on the house. The Arizona Standards of Professional Practice manual gives the regulatory aspect of home inspections in the state of Arizona, and defines the scope of an inspection by Arizona's licensed and certified home inspectors. The Home Owners, Home Maintenance and Repairs book gives the home owner information that explains how a house's systems work and how to best maintain them. We also do new home inspections. These inspections offer a unique view of the house as it is being constructed. It allows us to view some of the plumbing and electrical components before they are covered by the concrete foundation. They also allow us to view the internal components of plumbing, electrical, mechanical, framing, insulation, etc. before all of this is covered with wall board and paint. A new home is guaranteed by the builder for one year. We highly recommend that a new home owner have an inspection done just prior to that one year time frame. As houses settle and mature, problems tend to start showing up in the form of leaks, cracks, noises, etc. Bringing these problems to the attention of the builder before the end of the guarantee can potentially save the new home owner thousands in future repairs. When a new home owner purchases a new home inspection at the construction stage, the year end inspection is free. We also offer a prelisting inspection for the house seller. This allows a home owner to get an inspection of their property before it going on the market. This inspection informs them of any problems with the property and affords them time to make repairs or upgrades that might help with the sale of their house. A report following these repairs and upgrades might be made available to potential buyers, making the house more attractive. It immediately gives the potential buyer an insight into the house. This option makes it possible to save the buyer the expense of having an inspection done, making the house even more attractive. All of our inspection options will have the Inspection Report Package as described above. As a licensed and certified Home Inspector, we are legally forbidden to benefit from any sale, repair or any aspect related to these inspection properties beyond our inspecton fees. We can recommend to you contractors and technicians that we have found to be trustworthy, competent, and professional to help you with your property. Our inspection fees start at $275 for a basic house under 2,000 square feet. As the size of the house increases, so does our time spent on the inspection and documentation. Our fees increase accordingly. Other additional components, such as outbuildings, multiple heating and cooling units, pools, etc. also require us to charge additional fees for their inspection time. We accept payment at the time of the report, in the form of check or major credit card. Our inspections start with the actual, on site inspection and buyer walk through of the property. This time on site will take between an hour and three hours depending on the property. We leave the inspection package, minus the written reports, with the customer at that time. We will then return to our office where we remove any distractions and concentrate on the production of the reports complete with photograghs of the property and areas of concern or problems. We will then e-mail these reports to the customer and usually the buyer's agent that same day. Our relationship with our customers does not end with the delivery of the inspection report. We will continue to act as a resource to our customers, to answer any questions they might have in the future concerning their property and to assist with finding help with any problems that might arise in the future. Services we don't offer
We will not perform tests that require laboratory or instrumental testing such as fungus, mold, radon gases, etc. We will not test for the presence of insects, pests, micro organisms, etc. We will not perform inspections beyond the scope found in the Arizona Standards of Professional Practice manual.
