Small jobs welcome

"I cannot recommend Osorio Masonrye enough. They were professional, very clean, and incredibly affordable. Last October 2022 we swapped out our old early-1990s gas insert for a new Heatilator Novus through Wizards Hearth and Home. The mason they recommended (Adam Osorio - Osorio Masonry) and his crew replaced the rock work around the outside of the fireplace to give it a modern-Southwestern look. All in all - we would go through Adam for ALL of our masonry needs moving forward. Thank you!"

"This was a property under contract during inspection period. Jack McGuire was very professional, definitely seemed very knowledgeable and an expert about foundations and explained everything. We decided to not go through with the purchase of the property; if we had bought it, we would definitely have hired Mr. McGuire to fix the foundation, which certainly needed it."

"Alex and Donavan were very thorough. Discovered more than what we called them for. We originally wanted information on sealing cracks to eliminate cricket infestation coming through cracks in stem wall. We were not interested in repairing foundation rebar which is typical in slab homes in AZ. They were knowledgeable and honest in their evaluation of our home."

Masonry questions, answered by experts

Exterior masonry work alters thermal insulation and exposes adjacent plumbing to freezing temperatures. Foundation projects and retaining walls redirect water flow, impacting your existing drainage systems. If you have radiant floor heating, cutting into concrete slabs risks damaging embedded tubing. In AZ, chimney repairs directly affect your wood stove draft and heating efficiency. Always coordinate with a local professional to protect your structural systems.

Helpful?

Your home is an excellent candidate for masonry work if you notice spalling brick, crumbling mortar, or white salt deposits caused by frequent freeze-thaw cycles. Older historic structures and homes with deteriorated wood-burning chimneys require prompt updates. If your property sits in a high fire-risk area in Flagstaff, adding non-combustible exterior veneers adds protection. You must also address foundation cracking caused by expansive clay soils.

Helpful?

Start your inspection routine for masonry work in the spring by checking for freeze-thaw damage and displaced bricks. Before the summer monsoons arrive in Flagstaff, seal open mortar joints and clear your drainage channels. After the rainy season, inspect retaining walls for soil erosion. Complete all necessary repairs and check your chimney before winter begins. During the snowy months, simply monitor surfaces for new cracks.

Helpful?

Small masonry work, like crack repairs, takes one to three days. Mid-size projects, such as retaining walls, take one to three weeks. Large structural projects require several weeks to months. In Flagstaff, weather significantly impacts these timelines. Winter snow, summer monsoons, and frequent freeze-thaw cycles require scheduling buffers. You must also account for material delivery delays and permit processing times when planning your project.

Helpful?

Always hire a licensed contractor for masonry work. Ensure your chosen professional has experience with high-altitude freeze-thaw conditions, as this impacts mortar selection. They must understand municipal permitting and historic district requirements. A qualified expert in AZ will also have established protocols for monsoon and winter weather delays. Finally, verify their knowledge of local expansive clay soils and seismic requirements for safe foundation construction.
