Home Inspectors In Alabama has inspected 168 houses in our first year and we inspect every house like it was our daughter buying the house. This means that we inspect from outside all around the house, all sides from ground to eaves, gutters and roof, all of your yard including garage, pool and other detached buildings (at no additional cost), the inside including every door, every window, every electrical outlet and panel box, all appliances, HVAC (inside and outside and in the attic), structure, attics and insulation, crawl space (by going inside and walking every square foot if possible), floors, ceilings and walls, plumbing and all plumbing fixtures, water flow and temperature and pest presence where ever noted. All of this information is placed carefully in a report with supporting pictures, and everything explained in plain English. If my report is going to be meaningful and valuable, you have to be able to read it so it makes sense. You are welcome to be there for as much of the process as you like. You can trust me to do the same quality report if you are out of town and moving into our area. Check out my website, www.homeinspectorsinalabama.com and see what other customers have said. Diana and I value your business and will do everything to make sure you know everything there is to know about the house you're looking to buy. You will receive a detailed report within hours of our inspection. We include a FREE RADON test with every home inspection and the total cost of all this service is $350.00 for houses up to 2,500 square feet. Larger houses are slightly more, so please ask. Set up an inspection time online or call Diana at 256-768-0721 to set your appointment.

Home Inspection questions, answered by experts

A pass/fail home inspection is a type of inspection that a buyer pays for with the understanding that the results will not allow for renegotiation. It’s most common in situations where the buyer waives a home inspection contingency to get their offer accepted when there’s a lot of competition for the home. The buyer will accept the house as-is without requesting repairs or renovations to fix potential issues, or they will consider the inspection a fail and will back out of the deal, losing out on the cost of the home inspection.

Having a garage installed certainly adds to the value of your home. The consideration is not whether it adds value, but for many, they want to know if adding a garage yields a return on their investment or ROI. While garages can add anywhere from 5% to 20% of the total value of your property, that doesn’t mean that they return 5% to 20% of the money invested in building them. Most homeowners build garages for a purpose but know that you can recover your investment when you sell or refinance.

Checking for mold yourself is crucial, as catching mold in the early stages is ideal. Mold can appear green, brown, black, blue, or yellow. It can smell musty and can feel like velvet, leather, or cotton.

Most often, mold grows near water damage. It’s best to inspect these places for signs of mold growth:

  • Basement: Look in corners, windows, carpet, closets, and around appliances.

  • Bathrooms: Check around sinks, ceilings, and around toilets.

  • Kitchen: Inspect around the sink, behind the refrigerator, and behind trash can.

  • Attic: Look near the insulation and near intake and exhaust vents.

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.

Home inspectors only check swimming pools if they have expertise in that area. During a standard home inspection, they focus on the house’s structure, roof, foundation, electrical, plumbing, and other components. If they examine your pool, they’ll check the pump and heater. If you want a thorough pool inspection, hire a pool inspection specialist.
