Jeff also stated that it would take roughly 3-4 days to complete the written report. He kept in contact with me through the process and finished the written report in 3 days....ALL 116 pages worth!
Overall, I was very impressed! You know you get a good inspection when the selling agent comments on the very detailed and thorough home inspection report. All she wants to do is sell the home, whereas I want to make sure I am buying a quality home! I would highly recommend using Jeff's services.

I just learned about it via a feedback email stating: Description Of Work: Focused on taking useless pictures, left insulation on the home owners clothes in the closet and several places through out the house, left the breaker off to a refrigerator. The home owners were very upset. Member Comments: When we sent our complaints via email we have not received a response. We were present during the inspection and had to point out several items of concern to him ie a rotted window in the MB. We feel we wasted $500! Thanks [member name removed] For whatever reason I did not receive any other emails from you. I wish you would of called me at 205-401-3030 because I surely would of like to have known so we could have discussed it. It is never my intent not to respond to one of my customers. I arrived at the inspection property at 10:31 am and departed at 4:34 pm where I spent 6 complete hours at the house. I took over 300 pictures and it took me 12 hours to write up the report which means I had 18 hours into that house. I am sorry you felt the pictures were worthless but I include as many as I can with many meant to depict maintenance tips. Also Many pictures are taken as proof that I did something or to make the customer which is you feel at ease that I really did my job by filling that sink. I guess now I will need to start taking pictures of floors when I leave and closets after I exit an attic as proof that they were clean? And as far as the rot on the window - I had already found and had it documented during my exterior inspection before you even arrived. I can send you the order of my pictures with it being taken during my exterior inspection if you would like. I also try as much as possible to clean up after myself. I placed a white towel over the underlying suits and brushed them off but did not feel it appropriate to go through each of their garments looking for insulation. I remember like I always do of walking straight outside after I exited the attic and cleaned off at my car before reentering where I then picked up many pieces of insulation I saw on the floor from the front door to the bedroom. The ladder itself where the rungs are also contained insulation and that with the closet being small makes it almost impossible to not drop some, however maybe I should of left a note explaining that there may be insulation between their clothes and I did not want to go through them and for this I apologize. I will say that I was unaware about the GFCI which was tripped and certainly apologize for this. There were many GFCI's and I had to verify that each of the exterior outlets were properly protected but yes I should of checked to make sure that I reset it. I sincerely apologize for any inconviences created due to my inspection and after spending 18 hours in service for you hope that you were able to at least gain some information or insight on your new home because I really do honestly try to do the best job possible through checking all outlets all lights removing all panel covers etc... instead of just a random sampling like most inspectors. I have been in business 12 years and you are the first and only dissatisfied customer I have had to this point. If there is anything I can do to make this right for you then please let me know. He arrived promptly at the exact time he said he would and spent seven hours exploring every nook and cranny of the property! When I arrived at the location, Jeff pointed out some items that would require repair in the near future as they presented safety issues and also made suggestions as to what would make the home "move-in ready." He spent about two hours underneath the house inspecting the foundation, plumbing and duct work; three areas considered to be a major concern in older homes. His focus on health and safety of his clients is what really puts his services ahead of all the rest.
Jeff spent about 15 hours compiling a beyond-thorough report consisting of 128 pages and close to 350 digital photos. He included what was good about the house, maintenance tips, safety concerns and issues requiring further attention. He literally left no stone unturned! The original quote that he gave me was the exact price I paid and has been the best $435 I have ever spent. The report arrived neatly packaged in an email with a link to homegauge.com due to the size of the file. The website made it very easy to forward the report to my realtor and family members. My experience with Jeff Aiken is a testament to the effectiveness and accuracy of Angie's List; I recommend Ace Inspections with the highest regard. Is there an A++ rating on this thing?
Jeff spent at least six hours at the house inspecting it and the report he produced is comprehensive, coming in at 109 pages. It lists problems, often provides background information and suggests solutions where appropriate. It includes a large number of pictures that help identify what he?s discussing. He often notes the good as well as the bad. Jeff told me on the phone that he would be happy to answer questions about it, but that no one ever asks any because the report is so self explanatory. I didn't believe him, but it's true. I haven't called him since because the report has been completely self explanatory. I haven?t seen many inspection reports, but everyone who has seen it has commented that it?s extremely thorough, and some have said it?s the longest they?ve ever seen.
The report has been useful in lots of ways. Obviously we used it to become familiar with the property and in negotiations over the sale price. However I realized quickly that it was a great to-do list. I put it into excel and grouped items by subject (plumbing, electrical, etc.) and importance. It helped decide what needed to be done when we moved in and what could wait. When I called an electrician I emailed the report to them and I?ll have it on hand when I talk to the plumbers.
Based on my discussions with other people, Jeff took longer from start to finish than other inspectors. This might be a bit unfair to him since our time period included the 4th of July, but it deserves noting. Closing schedules can be tight, so work with him to make sure schedules are met. Also, his rate appeared slightly more expensive than some other inspectors I priced. These are pretty minor issues. If you aren?t willing to throw in a few extra bucks to have a quality inspector go over the house you?re about to pay hundreds of thousands of dollars for, you need to do something else with your money. Like get your head checked.
My experience with Jeff can be summed up as follows: If I had to buy another house tomorrow and he told me his rate had gone up 25%, I?d be writing the check before he finished the sentence. You couldn?t pay me to choose someone else.
