Make sure that you have proof that the faulty components were actually operating properly when you purchased the warranty. Lots of people say that they hate the warranty companies...but it often seems to be because they realized that something was broken and that they could make a claim once they ordered the warranty. If it's broken, then fix it honestly. If it breaks during the warranty coverage period, just make sure that it was properly maintained and you won't have problems

ed I was informed by the warrenty contractor, who did a decent job the hot water heater coil was not covered because the hot water heater was not for potable water. Now that's okay. It turns out I was able to re-produce low pressure in some faucets and that went well. My complaint here is on 10/28 they called me at around 6pm ET to bother me again that the hot water heater was not for potable water and the claim was no good. Now I really don't need to hear this again. I think this warranty company needs to look into how they keep track of communications, because we, home owners sometimes have stressful days and we don't need this kind of stuff to deal with

We submitted a warranty claim for our non-functioning oven. FAHBP promptly sent a technician who identified a faulty timer as the issue and indicated FAHBP would either find a replacement part, rebuild the existing or replace the oven and would be in contact with us to advise of direction. After a little over a week of not hearing back we attempted to contact FAHBP. After leaving numerous voicemails, emails and hold times of +40 minutes we were able to get in contact and advised FAHBP were working on finding a local technician. After a month of waiting we made several more efforts and were advised FAHBP could not find a local technician and advised us to find a technician and submit the quote for their review. We advised this was not acceptable and FAHBP would need to live up to their warranty commitments. They agreed and advised it would be another 4 to 6 weeks for them to find a solution. After escalating the issue with FAHBP, more +40 minute wait times, threats of small claims court FAHBP found a local vendor and indicated we would pay the vendor and they would ultimately reimburse us. We accepted this and after over two months of back and forth our over was working within a week of this "out of network" vendor's appearance. Following this we received reimbursement a little over a month later. This was way more work than we expected or FAHBP indicated it would be in their selling materials. FAHBP had proven to be okay in solving small things in the past but as this was our first potentially significant claim we got a major insight into the stalling tactics used to try and get us to not submit a claim or find a solution that they would ultimately be rejected. FAHBP put worked really hard to make this something we would give up on. Luckily it was just an oven but we're not going to stick around to see how they would deal with a heater or air conditioner

IF you don’t mind Bryant-Hartke’s inferior quality craftmanship. IF you want Bryant-Hartke to build you an unsafe staircase. IF you don’t mind Bryant-Hartke REVOKES THEIR WARRANTY and does not honor warranty and refuses to repair their substandard work. IF you would like months of zero communication with your Bryant-Hartke contractor. IF you are okay Bryant-Hartke arbitrarily closes your project . IF you don’t mind Bryant-Hartke leaves construction garbage on your premises for a year. IF you want to complete portions of your contracted job yourself. IF you have thousands of dollars and hundreds of hours to waste… then Bryant-Hartke Construction is for you! . My fiascos started on June 6, 2016, I wrote a $6,000. check to hire Bryant-Hartke Contractors. By most assessments, it’s a smallish $12,000. VERY BASIC job to build a new porch, staircase to the basement, new box gutters, miscellaneous trim work and painting. The primary reason for choosing BH was because they warranty their work. . SUBSTANDARD CRAFTSMANSHIP- Today, most of these items are still incomplete. The few completed items are of substandard craftmanship. Bryant-Harte’s inferior workmanship created new problems on my property. Bryant-Hartke has caused more damage than they fixed. +The new basement staircase has TWO loose dangerous steps. +Concrete was removed to install the stairs which has now allowed MUD to pour into my basement with each rain. +Bryant-Hartke contractors’ poorly designed and installed a porch stair’s hand- rail that creates dangerous water/ice buildup on steps in winter. +Porch railing shoddily affixed with metal clips. +New box gutters now drips on the top porch step causing dangerous ice buildup in winter. +Trim nails which should hold trim molding to the façade, are literally hanging unaffixed dangling in the air! +Bryant-Hartke contractors replaced the same wrong fascia board THREE TIMES!?! . TURNOVER- During these two years, Bryant-Hartke sent two crews and at least five project managers, Levi Sutter, Project Manager #2 (not around long enough to get his name), Rob O’Brien, Terry Settles and Shawn Kreider, none capable of completing this small basic job. Internally, there’s a lot trash talk and finger pointing among Bryant-Hartke employees and about us customers, especially Terry Settles. On my project Bryant-Hartke employees blamed each other for the cancellation of the project. I couldn’t get a reasonable or truthful answer. . NONCOMMUNICATION- crickets… crickets… Weeks turn into months that go by with ZERO communications from Bryant-Hartke. B-H employees will promise answers but will not get back to you! This point cannot be emphasized enough, IF contracting with Bryant-Hartke – be prepared for months of frustration and noncommunication!! . UNRELIEABLE- NO SHOWS – Bryant-Hartke representatives disrespect YOUR time and money! I’ve lost track of how many times crews were no shows and project managers were NO SHOWS to appointments with me. . BRYANT-HARTKE REVOKES WARRANTY - PROFITS OVER CUSTOMER SATISFACTION-Every Bryant-Hartke project manager that came to my premises stated my complaints and concerns of inferior workmanship are reasonable… but they never cared to correct and finish the project due to Bryant-Harte contractors' costly errors that cut into their profits. . February 2, 2108 Bryant-Hartke’s Michelle Momany sent me a letter stating “we find it in the best interest of both parties to close your project.” ….. “I will mark your project paid and closed. Please note that this does not fall under warranty status.” . Nothing about Bryant-Hartke’s forced cancellation action is in MY best interest! I now have an incomplete project and inferior workmanship which Bryant-Hartke now refuses to warranty!!! . JULY 2018 - After prodding and protesting, I managed to get a new project manager on site. Bryant-Hartke’s manager Shawn Kreider agreed with substandard craftmanship. He agreed to work toward completion. He stated his bewilderment as to why the minor issues still lingered and caused such completion difficulties for Bryant-Hartke crews. . August 2, 2018, Onsite, Shawn Kreider, Bryant-Hartke project manager, told me Bryant-Hartke Contractors will likely refuse to honor their quality-workmanship warranty because by doing so, it would cost them money to repair the inferior work on my project! . As of this review, October 24, 2018, I have heard nothing in response to my pleas for further movement on the project. This project is still incomplete! . BUYER BEWARE!!!! The effort necessary to keep your project moving forward to completion will wear you out! And in my case, after TWO YEARS it’s still not over!?!

I called and was told by another rep that they wouldn't t cover it. Had to argue to speak to a supervisor, finally turned over to a manager, Candice Boyd, who quoted line E16 from the warranty, "You are responsible for additional charges to remove or install non-related equipment in order to make repairs." She said that it was "in black and white," I could check it myself. I did; it states that, but it also states on line E6, which Ms. Boyd conveniently overlooked, "When it is necessary to open walls, floors, or ceilings to perform a covered service, we will restore surfaces to a rough finish only." Called back the next day and was told that Ms. Boyd was busy on the phone, gave Line E6 info to this rep, received another refusal, and have received no further contact

"Doing everything in the kitchen was under my home warranty, but the appliances and everything were First American. We’ve had them replaced the microwave since then. The big major thing was in April of 2016. First American is our home maintenance. It’s for everything. I just call them out whenever I need them. They replaced my microwave and before that, they replaced my refrigerator. I think that is $51 a month. They cover every appliance in my house. You have a contract with them and for the contract, you pay whatever you agree, in my case it’s $51 a month. It covers every appliance, all the plumbing, all the electrical, everything. The air conditioning, heating, everything in my house is covered. Then every time you have a call, you pay a flat $65 vendor fee, that’s what another company did when they came out. That’s what anybody else gets when they come out. They’re paid by First American. Sometimes the quality is good, sometimes it’s bad, it just depends on what time of year it is. If you call in the air conditioning season, it’s not good, if you call other times it’s great. The quality in 2016 was super. On different times of the year, it varies on where the vendors are. It’s an on going thing. My problem started on Thanksgiving of 2015. They thought it was a leak, they sent a plumber out. The plumber said it wasn’t the leak; it was my ice maker on my refrigerator. They turned the water off to the ice maker. They told First American, First American sent out someone to look at the ice maker. The ice maker guy said, “no, it wasn’t the ice maker; it was the plumbing. First American sent the plumber back out again. All this went on for 4 or 5 months. In the meantime, it destroyed my kitchen floor, so that’s why my homeowners had to be brought in because it cracked all the tile in my kitchen. They replaced everything in the entire kitchen except the refrigerator which was the province of First American.Finally, they determined it indeed was something wrong with the refrigerator and it could not be fixed, and so they gave me a new refrigerator. So, I can’t tell you about the punctuality or the responsiveness. It took forever, 5 months. The professionalism has to do with I had 3 different professionals and one company was perfect and the other two were lousy, so I can’t judge that. The professional in First American in handling it was okay, but the vendors were a mess.
