"We had our basement waterproofed by Baker's. It's been bone-dry since. We did have one piece of equipment fail within a month of the installation, but it was a third party dehumidifier that was just a dud I guess, no fault of Baker's. I texted the project manager about it on a Sunday. I expected a response the following week. He got back to me within the hour. The equipment was removed and replaced within a couple days. Everything great since. I would highly recommend Baker's, but specifically our project manager Nathan Goddard and the head guy on site Daylan. Can't remember his last name, but he's got a long beard and did a great job. Thanks to both of them and the rest of the guys."

You might need a permit to modify or repair any portion of your plumbing system, including drainage lines, depending on where you live. In some areas, simple replacements of existing drain lines don’t require a permit. We recommend asking your drain pipe installer or your local building department about permitting requirements. In many cases, only certified plumbers can pull plumbing permits, so you’ll usually need to leave the permit application to your professional. The fee for the permit will be passed to you on your project bill, though.

The process is different for each type of drainage system. But no matter your drainage system type, you’ll have to start by digging a hole or trench. To install an effective French drain, for example, you’ll need to dig a trench, line it with filter fabric, pour gravel inside, hook up pipe connections, set the pipe, and cover it with gravel.

You can use shovels or rent a trencher, depending on the size of the trench or hole you’re digging. You generally don’t need a permit from the city to install a drainage system on your own property, but if the work involves changing a structure or electrical work, contact your municipality to check the requirements.

You will need to fix a saturated leach field if you have a problem with the septic system that is causing improper drainage. If rainwater is pooling over the top of the leach field because of low spots at ground level, repairs are necessary. Options for fixing a saturated leach field include regrading the soil, emptying the septic tank, using a larger septic tank, or replacing the leach field.

The best drainage system deposits rainwater as far away from your house as possible. This limits foundation damage but also helps prevent the discovery of inches of water from a leak when you look in your basement. There are some drainage options, like French drains—a perforated pipe that releases water across a line of small stones—but the best option is always a long pipe that releases water far from the house.

The soil around your foundation should slope down and away from your home, not toward it. If the grading drops the farther you are from your home, you can enhance the slope by removing more soil. Mark off a few feet from your house and dig up some of this soil. Regrading around your fountain should encourage water to flow away from your home and not collect or “pond.”
