"Evolution design worked with me on designing and addition for a 100 and 5 year old house. We worked on the dimensions of the addition Plus the materials. Evolution understood the local zoning which was amazing that they knew that. We have not started construction. And evolution can help pull the permits and I'm considering them for that as well. All in all it was a long project but it was done efficiently, working with several of the staff an the departments."

"I was really under the gun due to a prior Architectural firm not performing their duties per building plan codes. Not only were the plans incomplete but the City Plan Reviewer states(The Worst plans he’s ever seen) they will not make adjustments unless there is an additional charge for Thousands. Evaluation’s saved my clients and drew our project per code, along with Engineering in less time then they quoted. I highly recommended them, Especially Kirsten. You went above and beyond trying to coordinate this project. The staff was very professional and I will use them on all my projects. Sincerely, Frank B BCM Builders"

Shenandoah Design is a residential design firm specializing in quality custom designs to meet our clients' needs. \n\nAt the heart of Shenandoah Design is attention to detail and a passion for fine craftsmanship, both old and new. Whether an historic renovation, a sensitive modern addition or new construction, we want our designs to be user-friendly and enjoyed for years to come. It's our belief that good design translates to the best investment of your time and money. \n\nShenandoah Design is owned and operated by Gerald Forsburg, principal designer. Gerald has a Bachelor of Science in Architecture from the Catholic University of America. Gerald also has years of varied architectural experiences gained from working with award-winning firms such as MTFA Architects, the Bucher/Borges Group, Barnes Vanze Architects, and Cox Graee and Spack, PC (formerly Kress Cox & Associates). \n\nGerald was also employed by the Government of the District of Columbia Office of Zoning as a Zoning Specialist with the Zoning Commission. This experience has proven to be invaluable for our clients: having an excellent understanding of the public process saves tons of time and money by lessening the need for revision after revision to please public officials, and by providing stronger negotiations at the start of a project. \n\nGerald won the Catholic University of America School of Architecture's "Place for an Object" design competition in 1995, the winning entry of which is to be built on campus. \n\nWhatever your design needs are, Shenandoah Design would love the opportunity to provide you, the client, with the choices to make informed decisions, and work together to build your dreams.\n\n\n \n

Structural Engineering questions, answered by experts

The best way to determine if ceiling cracks are structural is to hire a ceiling contractor to inspect the cracks and provide a professional opinion. That said, you might be able to make an educated guess based on the size and appearance of the crack. Larger cracks, cracks accompanied by sagging or discoloration, and cracks that travel from the ceiling down the walls are all signs of structural issues.

You should avoid drilling or cutting into load-bearing beams because removing material will weaken it and increase the risk of structural damage or even collapse. If you do need to drill into a load-bearing beam, speak with a structural engineer first to discuss where it’s safest to drill and the width and depth of the bit that’s safe to use.

It is not recommended to cut or drill into LVL (laminated veneer lumber) beams. As major structural components of a home, their composite structure can be compromised by alterations, which can weaken them and lead to cracking over time. If you must make modifications to an LVL beam, it is crucial to consult a structural engineer or general contractor first. A professional can advise on whether it's safe and provide specifics on the appropriate bit size, depth, and directionality for any necessary drilling.

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.
