While home mold tests can provide a simple identification of mold presence, they lack accuracy and reliability. These kits may detect mold spores but can't pinpoint the source or identify the type. Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.

In most cases, a roof inspection will include a visual inspection of the exterior roofing materials, an interior inspection for signs of leaking or roof damage, and an assessment of the structural stability of your roof and the materials supporting it. Some things your roof inspector will look for include the following:

  • Missing or damaged shingles, flashing, or sealant

  • Signs of old age

  • Signs of leaks, including mold growth and water stains

  • Potential issues, like tree branches touching your roof

  • Signs of a loss of structural integrity

There are several signs that your chimney is dirty and ready for cleaning. Look for the following:

  • A buildup of creosote and soot inside the chimney

  • The room fills with smoke when you use the fireplace

  • The damper is black with creosote residue

  • When you light a fire, it quickly goes out

In general, it’s best to schedule a cleaning at least once a year before winter so you can safely use the fireplace.

However, some states (such as New York, Texas, Washington, and Illinois) require state-issued licenses while others (including California, Colorado, Pennsylvania, and Virginia) do not.

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas.
