"I recently had the pleasure of working with Larry and John for a home inspection, and I couldn't be more impressed with the experience. From start to finish, they were thorough, professional, and incredibly knowledgeable. John took the time to walk me through every detail, explaining what was being inspected and why it mattered. Johnâ s keen eye for detail and commitment to quality gave me great confidence in the home I was purchasing. Communication was seamless, and the final report was clear, comprehensive, and easy to understand. John even provided helpful tips for future maintenance, which was a great added touch. If you're looking for a home inspector who is reliable, trustworthy, and truly cares about their clients, I highly recommend Larry/John."

My primary business is consulting on buildings that have construction defects that allow moisture intrusion, rot, mold, etc. I also work with builders on new buildings to assist in the sequencing and selection of products to prevent moisture intrusion, promote long-term building performance, ie., concrete curing, roof flashing, window and door installation, moisture barriers, basement waterproofing, etc.

Home Inspection questions, answered by experts

These are some of the critical considerations when planning to make your home accessible:

  • How wide are your doorways, wheelchair ramps, hallways, and pathways? These should be at least 32 inches wide.

  • Which bathroom modifications will be necessary?

  • Do you need to lower any cabinetry or other fixtures to make them accessible for wheelchair users?

  • Is there enough room to turn around in the shower?

  • Is there a second story of the home that requires a stair lift?

  • Is there proper lighting outside in the dark? If not, a floodlight may be necessary.

Unless you waived the inspection contingency, you can often renegotiate after a home inspection and push for a lower sale price. The seller could reject the new price, offer to carry out the necessary repairs before closing, or offer a seller’s concession, which means they’d take money off the top of the sale price to cover the repairs after closing.

Homeowners insurance policies generally do not cover polybutylene pipes because of the high risk they pose. Some homeowners insurance companies have been threatening to terminate policies if homeowners do not replace them. Review your personal policy to be sure, but it’s a safe bet that they’re not covered—and you should prioritize repiping your home as soon as possible to avoid costly, uncovered damage.

By nature, two-prong outlets aren't grounded—but the box they run to might be, which makes them safer. The safest way to test if an outlet is grounded is to purchase a circuit tester, which cost about $20 at home improvement stores.

If you discover your outlet (or outlets) aren't grounded, know that this greatly increases your risk of personal injury and electrical fires. You may want to consider installing new three-prong ground fault circuit interrupter (GFCI) outlets. On average, the cost to install GFCI outlets is about $210 per outlet.

If you intend to do the majority of the work yourself, you can pay to hire an architect or a structural engineer to ensure your home remains structurally sound. They can help with the planning to make sure everything is up to code and safe for your family. On the other hand, if you’re not sure your home will be completely safe when you’ve completed the project, let a pro do the job.
