"Home and changes are fine, but footer leaks and had to install sump pump and dehumidifier with full encap in crawl space. Also, builder didn’t use full dimensional lumber, but used ijoists without fire protection. Carried plastic gas line through the crawl space wall. Used 5x5 wooden piers to hold up my home instead of building block piers. Had to install jack posts to cover for this."

Wood, steel, fiberglass, and aluminum are among the top building materials for a garage. Wood is highly customizable, naturally insulative, and durable in mild climates but can be expensive. Steel is lightweight, low-maintenance, and cost-effective, but it’s susceptible to rust. A garage door should last 30 years, give or take, before it needs replacing, so your panels should last for around that long as well. However, you should replace your garage door panels sooner if the door doesn’t function smoothly if one of the panels gets visibly damaged, or if an issue with a panel is creating a security issue.

The most common garage door material is aluminum, but the best material for you depends on your budget and location. Wood is the most expensive to repair but tends to add the most curb appeal, while fiberglass or composite doors cost less to fix.

Aluminum won’t rust, so it’s a great option if you live somewhere humid or rainy. Steel doors are durable but are prone to rust. If you live somewhere with extreme temperatures, hot or cold, you might opt for fiberglass, which won’t split if the temperatures skyrocket or drop below freezing.

In most cases, it’s cheaper to build a garage, but it depends on how much of the labor you do yourself. If you can do most of it yourself, it tends to be cheaper than buying a prefab garage. But if you hire a contractor to build it, it’ll likely end up more expensive than a prefab garage.

Choosing the best paint finish for your garage door project can be tricky. But as long as you use a primer, latex, acrylic, or oil-based paint should all work well. Many people opt for a semi-gloss or gloss finish so that the paint dries hard and stands up against humidity and regular wear and tear.
