He is kind, patient, pleasant, respectful, calls/texts you back when he says he would (texting is best - he is BUSY!), makes time when he doesn’t have it, very professional, and when something isn’t being understood (I don’t know survey terminology and am not the best at explaining) he takes time to ask/answer ANY questions you have or clarification he needs (and doesn’t make you feel dumb for asking or not knowing). You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.

It is almost always necessary to hire a land surveyor near you to ensure your fence sits on the right side of the property line. Mistaking the shape of your property can lead to fines and costly changes if you have to move or adjust the privacy fence—not to mention some surly looks from your neighbor. We recommend jumpstarting your fence planning in the spring to ensure there is plenty of time to map out your plan before construction season.

You can’t build on undeveloped land without preparing it for construction, which involves running utilities to the site or accounting for private utilities like wells and septic systems and grading and compacting the soil for safe construction. Or you can DIY it by using a long tape measure with a half-filled bottle of water attached to it. Lower the tape measure into your well. Once you feel tension on the tape, you’ll know the bottle has reached your static water level. This will give you an approximate idea of your well’s depth.
