Most experts agree that homeowners just about break even when selling a home with an outdoor kitchen. There’s a potential ROI of between 100% to 200%, but this depends on the actual design and material details of your kitchen. Keeping it properly maintained also impacts the ROI. It’s good to know, however, that you won’t lose money when installing a kitchen outside.

If the sales agreement has a clause that allows the seller to renegotiate based on the appraised value, then they might be able to back out if the appraisal comes in higher than your offer price. If the agreement doesn’t have that language, then the seller has no legal recourse to back out. They could hold a higher offer as a backup and move onto that one if yours falls through for any reason, but once the agreement is signed, the seller is locked into that purchase price unless there’s a clause stating they can renegotiate.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal. 

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

Some of the home repairs with the highest ROI that can improve appraised value include exterior paint, new exterior doors, new windows, landscaping, kitchen and bathroom renovations, new flooring, new interior paint, finishing a basement, home additions that add to the square footage, and replacing major components, like the roof, heating and cooling equipment, and the water heater. Upgrades to home energy efficiency are also a big hit with buyers and can add significantly to value, as are smart home integrations.
