"We were very happy with our decision to hire Douglas to design a basement addition and kitchen remodel. We interviewed several architects and designers before hiring Douglas. Douglas had the lowest bid by far but his bid included support from design all the way through permitting. Douglas patiently worked through several iterations of the design with us until we had a design we could take to contractors for bidding. Douglas made several major revisions during the project based on feedback from the city permitting office, contractor, and structural engineer. Overall it was a great experience and far more affordable than the architects. I have a feeling the architects would have charged us for every revision but Douglas was true to his word that his original fee covered us all the way through the process!"

Hey, I'm Lance! I became a professional online portrait artist in 2006 after my family was taken from me in a tornado losing my mother, father, brother, and son. Twenty-eight lives were taken as well as all their possessions, like mine. I drew from destroyed photos their families so they could have memorial portraits of them at the funerals and for the rest of time. Since then I have made a living traveling the country doing shows and drawing from photos you email me on line. There is NO GIFT more unique that brings more tears of joy to a loved one's eyes like one of these. Nothing. I've seen it time and time again. I make it affordable to anyone who's ever wanted one of these. Paintings with half the detail of these can cost upwards of $30,000 limiting something like this from hanging in living rooms for families to the rich only. Not anymore. Here's how it works.. Simply email me your favorite picture or pictures to [email protected] with a brief description of what you would like done. The bigger and clearer the picture the better the drawing. I will start an initial sketch right away and take pictures of it and show it to you. Please email them quickly if possible, because the holidays are coming and I get busy. Once the initial sketch is done. I usually take something down on it. It's a lot of work doing the initial sketch. This varies on the cost of the drawing which we will discuss right away. Drawings are usually 175 for 9x12's 225 for 11x14's 275 for 14x17's After this process is done I continue with your art piece sending you photos on line all the way through which many people find a lot of fun. I am also friends on Facebook with almost every person I've ever drawn for as well and would like to be your friend as well if you would like that. I post them on FB at your discretion. It makes me way more legit to people as well. The Prices vary with the art because of the size of the drawing as well as the number of faces. The number of faces DOES NOT double the cost. Usually an extra face is added depending on the size from anywhere between 25 and 50, but I do deals on these more than anything, so please call me about it at .(850) 691-3976

"Seth was great. I had several bids and he gave me options no one else did. His quote was considerably less for an upgraded product as compared to the other bids I got. Seth was knowledgeable, friendly, professional and prompt. The installer, Dustin, works for Hunter Douglas. He also did a great job. I love my new shade and would order again from Seth and Hunter Douglas in a heartbeat. Nice job guys!"

2005 years of experience

Through our experience and knowledge of the current market, Ellis Design will transform your occupied or vacant property to attract the most likely buyer. Our reputation is built on 11 years of experience and very happy customers. We are known for being easy and fun to work with along with the ability to jump through hoops to make it happen often on very short notice. We understand the process of preparing and selling your home is extremely stressful as is the emotional adjustment of moving to a new environment. We strive to make the experience of selling your home as easy and successful as possible.

"If Pam or her business reaches out to us and attempts to address the outstanding issues we will consider revising our review. As of this review we have not heard back from her or her assistant for 2+ weeks. We were referred to Pam by our real estate agent. We thought the pricing was a bit high for merely staging a condo but we were assured it would look amazing. The final staging was fairly good, however, notable was some furniture with large stains as well as malfunctioning lighting that we were told initially by the staging team only needed a new lightbulb. We found out later after buying our own bulbs the lamp was completely defective. We contacted them and requested immediate action on these issues, and their resolution was to replace the lamp but only cover the stained furniture with a blanket. As we were under serious time constraints with a photography appointment we had no choice but to agree. Come the day of the photography appointment my realtor messaged me that the stagers never showed up to fix anything and the photographer would have to work around the defects. Frustrated, I sent off a message to the stagers explaining what had happened and asking what was going on and thereafter I was informed that they did show up at the last split second and fix things in time for the photography appointment. This was not a pleasant customer service experience and could have easily harmed our sale. Our condo took 60 days to sell in the slowing market and the rental rate on the staging was fairly high considering the issues we had already had. When scheduling the de-staging appointment I called ahead of time to verify when the stagers would be arriving. They could not give me an exact time however they assured me it would be in the early afternoon and that they would be coming from 30 to 45 minutes away and would text me when they were leaving. This was crucial for my work schedule as I needed that lead time to be able to be there to let them in. Fast forward to the day of de-staging and I get a text message from the removal crew--in the morning--not the afternoon, that they are at my property. No warning, no lead time. I messaged them back that the previous day their company had promised me a 30 to 45 minute warning based on travel time from their origination location. Their response was to say we didn't hear anything about that and does today still work for you? This was an implied threat that they would leave and come back some other time which had all kinds of schedule and potential cost implications. I scrambled to run over to the location and let them in. Over two weeks ago I sent an email to the company owner, and to the administrator who had made me the promise about being contacted and about the timeline. I have not gotten any response. For the large expense of this company I expected impeccable customer service. Instead I got hassles, last minute fiascoes on MULTIPLE occasions and excuse after excuse. I am not pleased and will not be recommending this business to anyone and will be documenting this experience across the net. If the business contacts me and attempts to make this right I will update this review."

Home Staging questions, answered by experts

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

Every market is different, but the general consensus is that since a fireplace is a sought-after item in many homes, the removal of such a feature can negatively impact the value of your home. Therefore, if you plan on selling your house soon, don’t remove it. If you plan on living in your home for a long time, the removal of a fireplace can decrease your bills over time, as heat and air conditioning can both leak through a wood-burning fireplace’s chimney or the exhaust systems of a gas insert.

Home staging costs range from $500 for basic consultations to $5,000 or more for full-home staging, depending on home size and furnishings.

Keep it clutter-free, ensure bright lighting, and follow staging recommendations to maintain visual appeal.

A simple cosmetic flip with minor repairs can take as little as a few weeks, while more extensive projects that involve structural changes or permit requirements can take several months. The time it takes to renovate a house ranges between three and six months, depending on factors like the extent of renovations, financing, and market conditions.
