"Exceptionally knowledgeable professionals with a service mindset. My office and storage building was flooded from a burst pipe last winter (2021/2022). I called up Affordable Restoration and they helped me through the whole process. They also referred me to a fantastic public adjuster who took care of the whole claim for me. I was impressed on how knowledgeable the Affordable Restoration crew was on not only the flood aspect but also on how to work best with my insurance company. They took the time to educate me throughout the whole process on water, mold, mitigation, restoration and the claim process. After my initial meeting with them, I felt like I was an expert on these topics. This gave me a lot of confidence in working with my insurance claim. It was a breath of fresh air to deal with a contractor that actually cares about you and takes the time to listen and address all of your concerns. Their crews did a great job. They always showed up on time, constantly monitored the site conditions and left the site cleaner than they found it. I'm confident that my building was restored properly and is safe for future use. I would highly recommend working with them."

"It went great. They were fast, courteous, and very efficient. they did everything we asked at the best price. we had about 520 plus square feet of popcorn ceiling containing asbestos removed. They had all the right equipment and knowledge to do the job correctly. Leaving a clean and safe environment. first day sealed the entire room second day removed popcorn ceiling, taking off vents and light to get to all the ceiling."

"Jose was very professional and prompt. He came out in 90 degree heat and did full inspection in non-air conditioned home. Everything came back clear. In February it started raining constantly and I started seeing mold on one of my walls that I was concerned with before.  He came back out to recheck since it was so dry in July. Was very thorough and came the day after I spoke to him. I have a very weak immune system and was very concerned and he helped me tremendously by checking everything and giving me recommendations on how to remedy the issues. Would recommend him to anyone.

"We ended up utilizing AAAFS for both lead testing and the resulting lead abatement. Faith was extremely professional and performed the testing in a very timely manner. The cost was much more competitive than other providers, without any loss of quality and a report to keep for our records. After finding that we had lead paint on our original exterior windows and trim, we got a quote and again hired AAAFS. Roxanne was very professional and EXTREMELY dedicated. She did quality work, and she and her work partner often had to work late into the evening to complete the job. There was never a complaint, and only a focus on how to keep moving forward to making our home safe. We would HIGHLY recommend AAAFS for lead testing or lead abatement."

Lead Testing and Removal questions, answered by experts

Completing lead testing and removal provides an immediate reduction in exposure risks for your family and ensures safe renovations. In the long term, addressing these hazards preserves the structural integrity of historic Seattle homes and protects surrounding urban soil from contamination. Documented abatement also improves your property value and marketability, making your home a safer, more attractive asset in the WA real estate market.

Helpful?

After completing lead testing and removal, schedule clearance dust wipe testing with an independent certified inspector to confirm your home meets safety standards. You should also test your drinking water, especially if your Seattle home features older plumbing. Keep all abatement documentation for future real estate disclosures in WA. Finally, schedule periodic re-inspections to catch any new paint deterioration early.

Helpful?

Schedule lead testing and removal if your WA home was built before 1978, especially if you notice peeling, chalking, or flaking paint. You must also test before starting any renovation or remodeling projects that disturb painted surfaces. Prioritize testing immediately if pregnant women or children under six live in your older Seattle home, or if you plan to disturb soil near the foundation.

Helpful?

The frequent rain and high humidity in Seattle accelerate the deterioration of exterior lead-based paint. This moisture causes peeling and flaking, which increases the risk of soil contamination around your foundation. Plan exterior lead testing and removal during the dry summer months. Wet WA winters make containment and dust suppression difficult, and high humidity negatively affects how well protective encapsulants cure.

Helpful?

When planning lead testing and removal, consider your neighborhood's historic preservation rules, which restrict certain abatement methods. You must hire a certified specialist and secure proper building permits if the project involves renovation. Because abatement waste is considered hazardous material in WA, your contractor must follow strict disposal regulations. Finally, prepare for temporary relocation during the project, as Seattle homes require strict containment.
