At Bodine Construction Services, Inc. our goal is to provide the homeowner, real estate professional and property manager with high quality, durable solutions to their drainage and structural repair problems. Our crews are specially trained and equipped with the latest technology to take your project from bid to completion. Most, if not all, of our foremen/lead people and office staff have been with the Company 5-15 years. This demonstrates our commitment to the trade. Our integrity is unsurpassed.

"Fabian & Ryan of Bodine Construction redid our French drain that was 16 yrs old. They did an outstanding job – they were punctual, everything was done so neatly (see the photos), and they left the surrounding area in clean and perfect condition for new grass to start growing (where sod had previously been removed). Both employees were polite, extremely knowledgeable and very easy to work with! I’d highly recommend them to anyone needing drainage work and would hire them again!"

"BBA Landscaping did an excellent job and a very good price for a boundary survey for my home. They set the property corners with Rebar and stakes and provided a detailed online record of the report with photos. They also recorded the Record on the King Survey site. I called a number of other Angies list companies but they were too busy, unable to make my quick turnaround request or the price was much higher. I would highly recommend BBA Land Surveying anytime!"

I am Emily Russell, the owner and principal of Russell Design Source. I hold a bachelor’s degree in Landscape Architecture from the University of Washington and am a member of the American Society of Landscape Architects and licensed in Washington State. My expertise covers all aspects of Landscape Architecture from residential and campus design, urban planning to parks, public art, commercial spaces, and planned communities. I am a Puget Sound native and have enjoyed working in the State of Washington for over 10 years. I reside in Bremerton, WA with my husband, daughter, and Corgi dog, Rosie. After working with several prominent firms in the Puget Sound area, and starting and running a firm for another local company, I decided to utilize that experience and venture out on my own to establish Russell Design Source in 2010. I take great pride in offering a sustainable, affordable, and personal approach to landscape architecture, no matter the size of the project. Always with an emphasis on site specific design, I allow the place and the user to drive the design, never pushing my own agenda. I pride myself on making the most of existing conditions and love the challenge of a difficult site. Problem solving is my specialty.

We are a local family run business that strive to provide our customers with the best services and prices. Not only are we a reputable business with a long list of supporting customers, we also have over 20+ years of experience.

"Quan and his team showed up on time and worked steadily. The yard clean-up was well done, some pruning was OK, and they finished in about 4 hours. Beauty bark (supposedly 10 yards) was so lightly spread you could expose underlying soil with a gently scuff. Not sure we actually got all the beauty bark we paid for. The overall price seemed exorbitant for the time spent (that's due to our own naivety). For that reason, my wife says we won't use them again."

Land Surveying questions, answered by experts

A land survey includes the layout of a single property, including precise measurements and to-scale drawings of boundary lines, land improvements, and sometimes other features, like topography and drainage information. A plat map includes the layouts and boundary lines of several adjacent plots and basic structure measurements. Surveys are normally more valuable for homeowners and buyers, and plat maps are for governmental use.

A professional land surveyor ensures accurate property boundaries and prevent legal disputes.

Land survey reports have a boatload of information relevant to several scenarios. Here are the types of information contained with a survey, though it depends on your chosen type of land survey. Exact boundaries and dimensions of a given property General topography, including both natural and artificial landmarks Location of utility fixtures, like water mains Confirmation of any easements or encroachments on a piece of property Assessment of land elevation to buy flood insurance Updated information to add to a pre-existing property map

Permit requirements to clear land vary by municipality, so whether or not you need permits depends on where you live and what you’re removing from the land. Some building departments will require permits for any underground work or excavation, meaning grinding down tree stumps on your property would require permits. Others mandate individual permits for each tree you remove. You can contact your local building department or a land-clearing specialist near you to see if permits are necessary for your job.

Building a road on a slope requires careful planning and will normally require a drainage system underneath to prevent flooding and damage to the road over time. Your professional may lengthen your road to create switchbacks if the slope directly to your home is too steep, as there are regulations for maximum road slope. The drainage system will help prevent runoff from the higher side of the slope from damaging the asphalt or concrete. Keep in mind that building a road on a slope isn’t a good DIY project, as a lot can go wrong.
