Thousands of NW homeowners have trusted TerraFirma Foundation Systems to keep their homes safe, dry and stable since 2005. Nearly half of our business comes from referrals or repeat customers. We can help you too! TerraFirma is the NW expert in home foundations, basement and crawl space waterproofing, concrete leveling, and wall stabilization.

"I hired TerraFirma Foundation Systems to level my home, expecting a professional job with clear communication, but the entire experience has been incredibly disappointing and costly. From the start, I hired the company to level the floors in my home, specifically to address a nearly 3-inch dip in my kitchen area, a 13x10 room. Yet after they “completed the job,” I still have a 1.5-inch dip in the center of the kitchen, and a corner of my home/kitchen that sits half an inch higher than it should be (above 0%), creating a full inch rise from the living room to the kitchen. Now they’re saying that leveling the kitchen wasn’t included in the original scope, blaming the remaining dip on my kitchen island and fridge being “too heavy” and lacking proper support—an issue they failed to identify in the initial assessment. To properly address this problem, they’re now asking for an additional $7,500, claiming this work was never part of the original job. This feels like a classic bait-and-switch tactic, and I can’t help but feel taken advantage of. To make matters worse, I discovered that they used an uncalibrated machine during the initial leveling when installing, which raised my house over an inch more than necessary, causing significant damage that wasn’t there before. Partway through the lift, they even asked me to sign a waiver to get my house closer to 0% level, effectively absolving them of any damage caused. The technician stopped mid-lift to show me the damage that was already occurring and warned that more would likely follow if we continued. I agreed to proceed, trusting their assurances and assuming their equipment was properly calibrated. I even pointed out to the technician at the time that it did not look level, and he assured me the machine was correct. Now, they refuse to take any responsibility for the resulting damage, dismissing it as “standard” and providing terms within the contract absolving them—despite them overcorrecting the home. There were also repeated measurement discrepancies, with reports showing one reading and verbal statements/emails suggesting different levels. When I sought clarification, I received vague responses and empty apologies. After all this, and nearly $30,000 invested, my floor remains unleveled. The only resolution TerraFirma Foundation Systems has offered is for me to pay additional money to level the kitchen and to wait for the overcorrected area to “settle naturally”—a process that, according to their technician, could take anywhere from two months to ten years. I hired TerraFirma Foundation Systems to fully level my home, not to leave me with an incomplete job, inconsistent results, and vague promises. If you’re considering foundation work, I strongly recommend looking elsewhere—this company has left me with extensive damage, unexpected costs, and a significant amount of frustration."

We pride our company on reliability, great communication, integrity, and quality work. We have 15 years of experience in our trade and will do our best to keep you as educated as we can on your particular task or project. We look forward to earning your business!

"We actually had Bellos Construction do considerably more than just a bathroom remodel. Additional work included installing flooring, installing insulation and drywall, demolition work, roofing repair, etc. Overall the experience was good. Jose is very responsive and helped me out quite a bit dealing with renovating and repairing an older house that was not properly taken care of by the previous owners/renters. The only real issue we had was confirming the materials that would be installed in the bathroom (i.e., fixtures, etc). There was some miscommunication there that probably was not helped by the fact we are out of state and trying to manage a construction project. One thing that stood out about Jose was his willingness to help out with things that didn't fall under his contractual obligations. For example, he helped me transport a water tank when he didn't need to do so. If we have a need for services that Bellos Construction offers, then we will definitely consider them in the future given our experiences with them."

Looking to transform your home? Let's work together to get your ideal home remodel design dialed in and bring your vision to life! Whether you're looking to update your kitchen, bathroom, or even remodel your entire home top to bottom, I can help you create a functional and aesthetically pleasing design that meets your needs and fits your style. The design process is often the toughest part of remodeling a home but my 5 step procedure will ensure you get a high quality lovable and livable design that will make you fall in love with your home! The process: 1. Consultation to dial in your overall remodel goals. 2. I take 3D scans and measurements of your home (or areas that will be remodeled) which will be used to digitally recreate your home for the redesign process. 3. I create 2-3 remodel floorpan blueprints. This allows you to choose from multiple design options and see different ways your space can be used. All floorpans are designed according to current architectural building standards and include all of the measurements needed to start the building process. I will also create high quality 3D renderings so you can get a better idea of what each design will look like. 4. All blueprints are printed on 11x17 paper and delivered to you along with a 3D virtual tour and digital files. During this step, we can also work together to revise the designs as needed. 5. You can now take your floor plan blueprints to a home builder to start the permitting and construction process. About me: I have professional training in both architectural design and interior design. I have personally designed over 900 custom built homes located in Washington, Oregon and California. Today, I use my design talents to bring existing homes to the next level! Cost: Flat Rate $1.50 Per Square Foot for initial design. Basement Leak Repair questions, answered by experts

The cost of basement waterproofing is $4,950 for the average homeowner. However, you could end up paying between $600 and $14,000, depending on factors like basement size, waterproofing method, and the region you live in.

If you live in an area with heavy rainfall, you might be paying more for waterproofing than if you lived somewhere drier since waterproofing contractors would be in high demand. Likewise, a 500-foot basement costs between $2,500 and $5,000 to waterproof, but that price rises significantly for a larger basement.

If your basement often leaks after heavy rain, it’s probably caused by hydrostatic pressure. When the ground is saturated with water, it can put pressure on the exterior of your home’s foundation, causing cracks in the basement wall and pushing water through any existing weak spots. Over time, hydrostatic pressure can cause structural damage to your home.

It depends on what caused your basement flooding, the extent of the problem, and the risk of the flood continuing. If your flood is coming from a septic system or sewer line, breathing in the sewer gasses can be dangerous, so you should vacate. If the flood occurs from an ongoing natural disaster, relocating to a safe area might be wise. If you just have a plumbing leak or rainwater coming in, you can likely stay in the house if you don’t have electrical lines down there, but make sure you call in professionals to fix the issue immediately.

When considering finishing your basement, take into account a few pros and cons:

Pros

  • Can increase the value of your home

  • Separate space from the rest of the house

  • Customize and personalize the basement to suit your needs and style

  • Increase the amount of living space in your home

Cons

  • May not regain enough value to cover the cost of finishing

  • Lack of natural light if it’s below ground level

  • Moisture or flooding can cause costly damage

  • Installing plumbing and electrical can be messy and costly

A burst pipe can cause hundreds or even thousands of dollars in damage. It could flood your home, which can destroy many of your belongings. It could also ruin hardwood floors and carpeting, requiring you to replace your flooring. Finally, mold and mildew form very quickly after high levels of moisture have been introduced to a space; this is not only costly to remove but also bad for your health.
