As an inspector with more than 4500 completed inspections, I run my business with one goal in mind - to perform the most thorough inspection I can so that you don't face unwelcome surprises. In addition to my home inspection experience, I am a former Chairman of the State Home Inspector Advisory Board which developed the Standards of Practice for Washington State. I am also a former member of the Washington State Building Code Council and wrote a short book for home sellers titled Surviving the Home Inspection. The inspection will include all the elements of the Washington State SoP. From top to bottom, I will inspect your home. If safe, I will walk the roof, crawl the crawlspace, and remove covers for electrical panels. Reports are completed on the same day and include digital pictures and video. Your comfort and safety in your home is my utmost priority.

"It seemed to go OK - he was on time and friendly. But, after the inspection we discovered that a number of issues had been overlooked or poorly evaluated. Through a series of unexpected circumstances, we've moved 4 times in the past 6 years - yuck! That, combined with the fact that we've owned about 10 houses over the years (including 2 ranches) has given us a lot of exposure to inspectors. This inspector just missed too many things & didn't pay attention to details. For example, the shop had an attic that was accessed by a drop down ladder. The inspector had noted that the roof was in poor shape, but he failed to climb the ladder to see if it had been leaking. He stated that "access to ladder was obstructed and he could not access the attic." But the realtor and I both had no trouble in dropping the ladder and crawling up for a look. There was no blockage AT ALL! Unfortunately, we didn't have a flashlight, so we couldn't see much. In my opinion, he just got lazy or in a hurry. His failure ultimately will cost us over $10,000 - the shop roof was leaking and now needs a full replacement. Had he simply taken the time to check this out - especially since he'd already noted the roof was in poor condition (which should have been a red-flag causing him to investigate further) we could have required to seller to address the issue - but he just blew it off and by the time I could look again (we lived three hours from home in question), and take a flashlight, the inspection period had passed. Access was unhampered, he just chose not to do his job and justified it by saying access was blocked. He failed in a number of other ways too (like a failure to conduct or even suggest radon testing). Very disappointed. If you want a quick, "once over lightly" inspection, he's your guy. If you need a detailed assessment of a property you're planning to buy, I would not recommend him - period!"

The founder and principal craftsman of Ornamental Plaster Expert, Hamza Alabidi, is a third generation master craftsman (born and raised in Iraq) with over 25 years of ornamental plaster design and restoration experience. We are Licensed, Bonded and Insured.

"Wow! Professional beyond my expectations. Excellent craftsmanship. I was really concerned after my house rewire left over a dozen large holes in the plaster throughout my home. I contacted this reference from Angie’s List. He came out the next day and gave me a fair and honest estimate. He was true t9 his word. Was on time and efficient. I will definitely hire again for future restoration work that needs to be done for my 100+ year old Home in Tacoma."

"Avoid these people!!!!!! They are the worst. They tell you lie after lie and take forever to do the work. My insurance company called them in even though it was not in my best interest. I regret the day I let them in my front door, and I regret the day I let Allstate insure my house."

Mold Testing and Remediation questions, answered by experts

Wood stain is not considered toxic after it dries. The solvents in wood stain are what give off volatile organic compounds (VOCs), which are toxic, but these dissolve as the product dries, leaving behind a non-toxic product. When working with wood stain, you should always wear a respirator and rubber gloves to protect yourself, but once it dries fully, it’s not toxic, according to the manufacturer’s instructions.

Mold grows at the fastest rate the environment it’s in will let it. The space between your vinyl flooring and the base flooring it’s on is a perfect environment for mold growth, allowing for rapid spread and contamination. Preventing this involves a proper installation of the flooring and constant humidity control.

Yes, mold can grow in a wet dryer vent. Mold is a type of fungi, and fungi thrive in warm, moist conditions. Dryer vents need to be aired out so heat can escape and moisture can dry. If your dryer vents aren’t properly vented, the trapped heat and moisture will cause mold to grow, and the mold can spread to the dryer and even your clothes. Not only can this leave a musty smell on your freshly laundered clothes, but—more importantly—it also poses a health risk.

Humidity, moisture, and a lack of ventilation can all cause mold to grow on surfaces in and around your home.

If high moisture levels have led to mold growth on your drywall, mold remediation may be your best bet. The average cost of mold remediation is $2,400 , but the total price depends on how much you need to repair and the location. Removing mold from drywall may cost you between $300 and $825 , but the overall price could be higher if you need to fully replace several walls in your home.
