LJB Designs LLC specializes in custom building design, providing a preliminary layout based on each client's initial vision, and then making requested changes to ensure complete satisfaction on the finished product. We design the site plans, floor plans, section plans, and reflective sealing to show how the building is constructed, and then coordinate with the consultants that handle the structural, civil, mechanical, and electrical aspects prior to submitting for a building permit. "Was not a simple house to have built, the design had way to many errors. Elevation was not to scale and once built it started to show, that it was not to scale. If you like looking at A post out your window or a gutter in front of your window. Then this is the team for you. Fascia from gable almost touching the door trim. Just a mess. Luckily the framers could fix some of it. They did a quick redesign of the roof."

"If I could leave 0 stars, I would. Apart from the first call, all other interactions with Evolution Drafting were a bait & switch. From the appt. date for site tech to measure my home, to the experience and skill set of the tech that was sent, to the lack of communication, the experience was awful. Deadlines were not met, no explanation or apology given; only excuses and partial/incorrect work was sent, seemingly in an attempt to appease me. When I did finally receive the initial two drafts of the "as-is" drawing, they had not even captured the exterior deck and facade (windows, doors, garage, etc.) at all, and this was noted from the beginning as the primary scope of work and primary reason for hiring them. Further, nearly every dimension in the "as-is" drawings that they sent me, was incorrect. Existing doors, walls, windows were missing in two iterations of the as-is drawings; delaying the ability to share the concept and desired renovation scopes until there was a correct baseline. The deposit paid was a complete waste as I waited 3+ weeks for the site tech's visit, then the drawings did not start until 3 days before the next milestone set was due to me. In checking dimensions like the length of my existing kitchen, placement of the main entry door to the home, etc., I found all of them to be incorrect. DO NOT USE THIS COMPANY. They were dishonest, did not pay their site tech vendor on-time, causing him to contact me with threats of leaning the project before we even had drawings to submit to the city and the management and project coordinators made promises that they did not even attempt to keep or follow-up on promised communications."
