"It was an unpleasant experience because the General Contractor (Joshua Ephrem from 24/7 LLC) was an obstruction throughout the project. Specifically, Mr. Ephrem: Did not provide a Statement of Work so there is no detailed list of the work to be done or itemized costs. Only offers a not-to-exceed contract that he showed me on his cell phone. I could barely read it. Did not manage the subcontractor (Big Ben’s Construction LLC) which meant that I had to manage both 24/7 and Big Ben. When Big Ben repeatedly failed to show up or had “emergencies” that kept them from coming to work Mr. Ephrem was unaware of their whereabouts and I had to track them both down. This resulted in a delay of 13 working days. Told me 7 times that the lumber for my deck was paid for and waiting to be picked up when in fact he had not purchased the materials. The subcontractor ultimately had to purchase and pick up the lumber at the end of the project. Repeatedly withheld money from or failed to pay the subcontractor which resulted in a delay of 6 working days. I had to write 2 checks for a total of $14,800 for the subcontractor to keep the work moving forward. Pressed me to buy a $20k to $40k piece of electrical equipment (inverter box) that I did not need. I confirmed with the subcontractor and an independent electrician that my house did not need the inverter box, and told Mr. Ephrem to not make such a purchase. Repeatedly failed to keep track of orders for materials, which resulted in having to reorder 3 shower doors (with COVID delays this is 4-8 week back-order), carpeting, and a vanity resulting in a total delay of 10 working days. Failed to understand that dumpsters are only rented for a month at a time so the first dumpster was hauled away without notice. Because the subcontractor didn’t have anywhere to put construction debris they were unable to work resulting in a delay of 3 working days. A second dumpster was removed after 2 weeks because Mr. Ephrem had not paid the company. I had construction debris piled in my driveway for 2 months. Repeatedly rescheduled or canceled appointments."
