"My garage floor was coated in 2013 with a 10-year warranty, and areas have not adhered properly many times. The company sends workers to "fix" the affected areas, but the fixes do not hold up. The company re-coated the floor once, but I believe that the bare floor was not ground properly when the coating was first applied. Now my floor is unsightly with areas bare or that have been re-worked over and over and not looking like the original finish. A few weeks ago, workers came to re-work the areas, but I told them not to do so because I wanted a more permanent solution to the problems. I have had several email communications with a manager. All they seem to want to do is apply more coating to the affected areas. This pretty much makes the warranty useless."

Instead of starting over, they cut the uneven portion out and re-poured only the affected section, which was about 1/4 of the patio. This resulted in uneven coloring. Again, instead of re-pouring, they sent someone out twice to reseal the patio, telling us it would even out the color. It didn't. As a result, there is so much sealant on the patio that now it has bubbles that have erupted all over the patio. I've contacted the store via phone and e-mail. No response from either. Terrible customer service. I would NOT recommend."

Pervious concrete should be between 4 and 8 inches thick to drain water properly. Surfaces like parking lots and driveways should be at least 6 inches thick to accommodate the weight of vehicles, while patios and walkways may be poured between 4 and 6 inches thick. There’s no standard for pervious concrete thickness, but in most cases, the more weight the surface will need to hold, the thicker it should be.

If your concrete steps have crumbled or chipped, you can fix them by removing any chips or flakes, cleaning and wetting the affected area, applying a concrete bonding agent, and finally applying new concrete, usually in the form of Portland cement. For widespread damage, you can consider concrete resurfacing instead. For fixing concrete spalling that has led to deep damage, you might need to remove damaged material, add structural supports, and pour new concrete into a mold.

You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.

Like all concrete, pervious concrete is susceptible to cracking due to expansion and contraction from freezing and thawing or heavy weight. Pervious concrete, however, is less likely to crack due to moisture intrusion than traditional concrete since pervious concrete is designed to drain and hold water in the material’s voids.

To preserve a concrete coating, routine maintenance should include regular sweeping and cleaning to remove debris and dirt, promptly addressing any spills to prevent staining, and applying a sealer as the manufacturer recommends. Inspect the surface periodically for any signs of wear or damage to ensure timely repairs and maintain the coating's protective qualities.
