I had never heard of the company so I got on Angie's List to check out reviews. As you can see, communication seems to be a MAJOR problem, and in my case, he never even called to schedule anything. So, after 24 hours, I called back to the home warranty company and informed them of the negative contact and of the reviews on this website, and was assigned the next contractor on the list, Sears. And they called me within an hour for scheduling. So, I never had any contact with this company, but after seeing the reviews, I believe I was fortunate.

So I called Davis and planned on being reimbursed by the warranty later. Davis was prompt and met me the next day. Friendly, too. Turns out, the faucet wasn't covered by my home warranty, so I hired another contractor to come fix the faucet. Turns out that wasn't the source of the leak. The other contractor said it should have been fairly obvious that the faucet wasn't the only leak and the actual leak repairs would have been covered by my home warranty. All in all, they weren't too tough to get a hold of (I blame delays in contact over them figuring out whether the faucet would be covered by my home warranty, which is excusable) and it seemed like their prices were pretty competitive. Their visit cost me $75 though, for zero resulting service."},"url":"https://www.angi.com/companylist/us/va/fredericksburg/candp-plumbing-inc-reviews-212776.htm"},"position":9},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"NICK'S HEATING & COOLING","address":{"@type":"PostalAddress","addressRegion":"VA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Patrick F."},"reviewBody":"Very impressed with how thorough Nick's crew was. They made several recommendations for components that were out of tolerance and found a freon leak. I called my home warranty company (AHS) to fix the problems. The A/C repair company sent out by AHS did not find any of the problems Nick's crew reported. I called Nick to ask if his crew could have made a mistake. Nick personally came out and went over each component. He showed me the coil did have a leak (with a detector), and the capacitors were way out of spec. I'm now trying to contact my warranty company to resolve. I do trust Nick's competency and professionalism and will be calling him to do the repairs if I can't get AHS to cover it.

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs. Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
