"Kevin and crew did a great job .. they sealed my driveway and filled some cracks and then shortly after an unexpected heavy downpour ruined the job, but Kevin came out the next am and reapplied the sealant .."

"Ronnie Miller, is very professional and very nice. The driveway was complemented by other contractors that I had doing some other work.. they wanted to know who did my driveway. It was quick and looks gorgeous."

"These guys did an excellent job extending a fence to surround the trashcan area (required by the HOA). They matched the existing portion, and built a beautiful fence! I appreciate their good work."

"Bryan is an outstanding contractor. He is prompt with his appointments, his team does excellent work, is fair, flexible, and very personable. He was willing to work with me after I sustained an arm injury that kept me from completing some of the work I was going to do. He completed a beautiful 40 ft 6 x 6 retaining wall with steps and with french drainage to stop the erosion on my front lawn. After reviewing an unexpected flooding situation along the wall caused by massive rainwater downpour from a recent hurricaine, Bryan agreed to installing a channel drain to correct the problem. He also completed a drainage system along my driveway to redirect rainwater away from the lawn and into the street with which I am very pleased so far. I currently have another project that Bryan is working on and I am looking forward to having Bryan work on additional projects in the future. I would wholeheartedly and without hesitation, recommend Bryan for any of your landscaping needs."

"Magic Seal did an amazing job on my driveway! These guys gave the best quote, fit me in the schedule quickly and did a through job. They edged the driveway, blew it, treated the bigger cracks with extra attention and sealer, then a smooth top coat. Would highly recommend!"

Asphalt Driveways questions, answered by experts

Professionals in Midlothian determine project boundaries by referencing Chesterfield County property surveys and plats to locate property pins. They must also adhere to local zoning ordinances for setbacks, identify utility easements for providers like Dominion Energy, and comply with any architectural requirements from your neighborhood's HOA. This ensures the asphalt paving project respects all legal and community-specific limitations before work begins.

Helpful?

After an asphalt paving project in Midlothian, keep all essential paperwork. This includes your detailed contract, proof of the contractor's insurance, and any required Chesterfield County building permits or HOA approval letters. You should also file away all material and workmanship warranties, final payment receipts, and lien waivers from the contractor and suppliers to protect your investment and ensure future accountability.

Helpful?

Midlothian’s humid summers, mild winters, and frequent freeze-thaw cycles can cause asphalt to crack or shift. The ideal time for paving is late spring or early fall, when temperatures are moderate and rainfall is less intense. Heavy summer storms and clay soil can delay installation or cause future issues if not addressed. Scheduling around local weather helps ensure long-lasting, high-quality results.

Helpful?

In Midlothian, asphalt paving can influence your property’s drainage, underground utility lines, and landscaping. Before starting, check if your driveway slopes toward your foundation or connects to storm drains, as improper grading can worsen pooling on clay soil. Mark the locations of irrigation systems and tree roots to avoid accidental damage. Careful site assessment helps protect your home’s existing systems during paving.

Helpful?

In Midlothian, your driveway is the most common area needing asphalt paving work, typically requiring attention every 15 to 20 years due to cracking from clay soil movement. Walkways and paths are also susceptible, especially from root damage by mature trees. Other vulnerable spots include the edges of the pavement, low areas where water pools, and transitions where asphalt meets concrete.
