"We highly recommend Steve Phillips. He has fully remodeled one of our bathrooms, replaced our barn roof, put a roof on our pergola and repaired two of our skylights. If you open your garage manually, you don’t need sensors. If you have an automatic garage door opener, sensors are required by law. The federal law UL 325 mandates that all residential garage door openers in the U.S. must include sensors. The sensors are there to keep you, your family, and your belongings safe from a door that might otherwise come down too hard or too fast.

Your epoxy garage floors will last two to 10 years, depending on foot traffic and maintenance. Clean your floor regularly with a mop or a power washer using a diluted ammonia or degreaser solution. Use five ounces of ammonia per gallon of water or a half-cup of degreaser per gallon of water.

Also, sweep regularly, clean up any spills right away, and install mats in places where you expect the most foot traffic.

Garage floor sealers last anywhere from one to 10 years on average, depending on the type of sealer you use and the traffic it’s exposed to. Acrylic sealers have the shortest longevity, whereas most other options can last anywhere from five to 10 years. If you use an acrylic sealant to protect against stains, reapply every one to two years. Reapply other types of concrete sealers every five years for the best results and maximum protection.
