"Bay Crawl Space & Foundation Repair recently encapsulated my crawl space and we couldn’t be happier with the result. The air quality in the house is noticeably improved and my electric bill has gone down because my HVAC system has to cycle less frequently. The team that performed the work – Seth, Mike, Troy, Jermaine, Nick, and Joshua – exemplified professionalism and skill. I was so impressed by their courtesy and knowledge and willingness to do whatever was necessary to accomplish the job at the highest levels of quality. I just wish I had contacted Bay Crawl years ago. I give Bay Crawl and the excellent employees there my highest recommendation."

"The estimate visit was thorough and estimator explained the process to level two sections of our composite driveway. Post-contract signing, repairman came out about a week later, leveled the driveway and repaired the joints between the sections. After about 8 months, the repair is holding great and survived a very wet winter. We are very pleased with the repair and service from JES and consider the repair to be a great and effective value."

"I went with this company because they were the most honest and did not try to bullshit me. I had told them they were the 4th company to give me a quote and that I had done my research. Not only was the price within my budget but they also pointed out things that the other 3 companies did not. Brad the representative who came to my house was very professional and kept me at ease throughout the process from beginning to end. He was also the only person who invited me to go underneath the house to check out and show me first hand what some of the major concerns are. I will definitely be going back to them for any needs I may have in the future."

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

"I had a small but complicated, hard to access, and structurally essential repair job on a 60-year-old concrete deck attached to my 280-year-old Pennsylvania limestone farmhouse. I contacted several masons listed for my area on Home Advisor, and included Mr. Grady as a long shot -- I read about his expertise with historical structures and wished I had access to such an expert craftsman, but I didn't think he'd be interested in my teeny job and assumed I wouldn't be able to afford him anyway. He was the first one to return my call and to look at the job, and I thought his price was fair. I believe now it was way more than fair, considering the time he spent. He did extensive research, going over a structural engineer's report I had done previously on the deck and even examining the original architectural drawings and materials invoices from 1959. He showed up at least three times to complete the repair in stages, and has been back a half a dozen times since then to check the job -- and my location is not exactly in his neighborhood. He accepted only enough payment in advance to pay for lodging for himself and his assistant when they stayed nearby one night in order to be there early the next morning. He gave and continues to give free advice about preserving my stone house and patio. If you prod him a little, he might even share some of his personal philosophy, earned over a lifetime of work that is clearly more of an art form than a job to him. Overall, I'd say you can hire one of many competent contractors and get an adequate job, or you can hire Mr. Grady and get superior work by someone who cares about your property as much as you do."

"Very professional.    Followed up and is available for questions.     Seems high priced based on other estimates, though maybe the quality of work justifies the cost.  (I still think the estimate was too high.)    Intended to put up the monitoring devices, but never did.    ** MAIN issue I had and was not addressed was they never went into the crawl space to determine why water was going in the garage and how to fix it.   We DID talk about the water at the outside of the house and moving it,  THOUGH based on another estimate found some of the dirt was being washed away near the foundation under the house and a potential fix to that also.
--- Bottom line,  Jason was very professional and except for the cost for me seemed excessive for the work proposed, and the fact that we never addressed the crawl space and a solution for that area, which was my MAIN concern, I would have hired them right away.   I would recommend hiring them if his prices seemed reasonable to the work being performed and I would recommend not even advertising the monitoring devices as they seemed to be 6 inch plastic water catchers.  (I'm sending this same note to Jason out of courtesy.)

House Leveling questions, answered by experts

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

A slurry of cement, sand, and water is injected beneath the concrete to lift and stabilize it.

The polyurethane used for polyjacking will expand and cure in 15 to 30 minutes. After that point, your slab will be safe to walk on and even drive on in the case of a sidewalk or concrete driveway. Double-check with your concrete lifting specialist to confirm a curing timeline, as products can differ.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The total drying time can vary depending on the size of the project. Because the slurry mixture contains cement, it needs to harden fully to prevent the concrete slab from shifting under added weight. You should avoid walking on the concrete or placing heavy items like furniture or vehicles on the surface until it has fully set. Your concrete contractor can provide a precise timeline. As a point of comparison, if you opt for polyjacking, the polyurethane foam can dry in minutes, but it's recommended to wait about an hour before use.

Polyjacking can be a permanent solution to sunken concrete if you also address the underlying issue—like poor drainage—at the same time. The polyurethane material itself can last as long as or even outlast the concrete you’re lifting it with. Your sunken concrete issue will likely return if you don’t couple polyjacking with proper drainage to prevent future soil movement and sinking.
