We were unable to get the variance permission from Fairfax County to allow the construction to proceed (after 2 years of trying). We have tried to cancel the contract with Total Remodeling Systems, and they have been completely unresponsive. We have sent 3 letters, 4 emails, and left half a dozen messages. We cannot get anyone to acknowledge that we want to cancel the contract, and we cannot get anyone to provide us with information about a refund (or partial refund) of our 20% deposit. We have been trying for 6 MONTHS to get a response. NOTHING!!!

Everything was done very well; removal of old sunroom materials, installation of new wall and roof over additional roof area. All wood work was very well done, installation of new glass and new structural roof! All done well. Exception was the new roof! Here the interfacing of new roof with existing roof was not done well. All the construction was completed at end - literally in last week of 2015; all seemed well for first winter of 2016, then in spring of 2016 the roof began leaking at or near the interface of new with the existing roof. I called Mr. Bart Scesney, the Senior Design Consultant , overseeing the project and reported the leak. He promised a fix. Then through the summer of 2016 the leak seemed to resolve itself but with return of winter the roof leaked through the winter of 2016 -2017. I called Mr. Scesney again and again received a promise of a repair; nothing happened. Again in winter of 2017-2018 leaks occurred, again I called with the same null response. Finally in the fall of 2018 I sent an email to Mr. Scesney with a copy to the President of TRS, Mr. Joe Henley. Again a promise of a repair but no response. Thus, this complaint to Angie's list and the same to the Better Business Bureau. Next will be a formal legal proceeding to sue the company for the cost of an urgent repair. Really hate to take this action because all other aspects of the work was so well done. But I must stop the leak; I have a cathedral ceiling and as a result a leak comes directly into my home.

Had a full replacement done. Damage was found to the leading boards across the entire front and half of the back. All repairs were done without extra charge. The crew was courteous, friendly, responsive and professional. Quote was slightly higher than one other company and nearly the same as a third quote in the area but the peace of mind that repairs were going to be made without extra charge was well worth it. Also includes a two year service for any issues. Sales person spent two hours in our home giving us the details before we signed the contract. I would strongly recommend.

Contract signed with deposit 11/2/2016 with estimated completion date of 12/30/2016. Upon review of the project by project manager were informed that the initial proposal could not be done without additional extensive rebuild to the existing porch with associated expense over the contract amount. Complete change order was written 11/15/2016 maintaining completion date of 12/30/2016. Total Remodeling hired sub-contractors to do the job. They showed up late or not at all on scheduled work days and pretty much botched up everything they did. From day one, I missed hours and days of work to "baby sit". Project manager had them completely redo major portions of the work-not once, but twice and workmanship was still unacceptable. Project manager suggested that some of these issues were livable. At the onset of the third do-over, we refused to have them back on the job. Quality of materials used is good, all problems were the result of extremely poor workmanship. At this point, TRS had two of their employees - Glen Mathews and Jay Pugh - take over the project. Mathews and Pugh did an excellent job in correcting the poor construction and workmanship. Framing, siding, trim had to be redone including replacement of one window, resetting of another window and both doors. They showed up on time (or early) and worked until dark. Everything they did, they did right. Project was finally completed 01/31/2017. I appreciate the fact that in the end, TRS did step up and have the work done right. Very frustrating that we had to watchdog and insist on getting the value for our investment.

Over all the job went really well. However, it seemed to take longer than it should. Total Remodeling Systems was very responsive and professional, the work crews were not on time however. I did call the project manager on a Monday night, and the job was completed on Tuesday. I am very happy with the deck. It express high quality and workmanship and have had several compliments on it. I highly recommend Total Remodeling Systems.

This was a nightmare in my opinion. The worst part was it was supposed to be done in 4-5months and it took over 2 years. The best part of the experience was that it was over, that it ended. There wasn't anything good about this experience. What stood out the most about the entire experience? How long it took. What do you think this company can do to make their company better in the future? Don't give false promises. The final quality was actually good, but I won't go with "A" because we had some problems but I'll give them a "B"

Pete the installer was polite a was and professional and always time.  He preformed excellent work and craftsmanship, and I am very happy with our new shower system.

TRS nearly completed my sunroom except for a few finish items which they have not attempted to correct after many requests. In review; the cold, dark shell of a room cost me in excess of $280 per/SF (a number greater than what Pulte Homes or any home builder spend to build a finished home). Among other issues; the "supervisor" rarely was on site to address issues that arose with the construction or didn't coordinate with my electrical contractor, items in the contract never materialized like a dumpster and the laborers used my wheelbarrow to mix cement, etc.

It took much longer than expected, part of this was due to inclement weather & 2 ft of snow. When installer came he noted that porch was not secure enough to place sunroom on.  Owner of company came out to inspect while shoring up was being done.TRS shored up porch. Installer knowledgable and helpful. During demoing & building of stairs, they tripped power to house 3 times, finally they took out old outlet from old porch and used other outside outlet.
Projected time to start was 11/14/15 & finish 12/14/15, was not started until mid Dec., and finished 2/25/16.  County did not issue permit until Dec. TRS might be a little more realistic about construction times. Built sturdy steps & landing and put in all new electric to sunroom. A few knobs for windows missing which they had to reorder and one screen not set in properly and bugs got in, and cover plate to electric box with wiring to porch was not put on. They did fix after a few calls. 
When dumpster removed from driveway, it knocked my A/C unit off its base, unit needs to be repositioned we are waiting to see what that will cost. 
TRS did send out a quality review staffer to go over the whole project when finished, which is rare, so it appears that they really want client feedback.

Called  me on his way, to let me know he was about 15 minutes out.  Installer put his recommended touch on an area that my wife and I were unsure  how it was going to turn out. He informed my wife he had purchased 6 extra sheets of the backsplash and this allowed him to complete the job.  My wife was sending me text throughout the day while I was at work saying how much better it looked than she had imagined.

We are both thoroughly thrilled with the job they did.

Found Total Remodeling through the Capital Remodel and Garden Show in Chantilly. Left my contact information on Friday night, heard back Monday afternoon which initially was a good sign, but it went downhill from there. I wish I had started with reading some of their online reviews first instead.
Responded to their email with photos, dimensions and a scope of work asking for them to give me a general ballpark figure of how much a project like that would cost as I had no idea and wanted to make sure it was even within the realm of possibility for us to consider as we intended to pay cash.Responding to my question of whether something like this cost "$5,000, $10,000, or $50,000" all I got back was "We?d probably be somewhere in the range of the numbers you have mentioned, that?s all I feel comfortable saying." When I pressed since a $45,000 range is quite a lot, they came back with "I can?t tell you anything price wise via email. It could be anywhere from $5k - $45k. Maybe a tad more or a tad less, I don?tknow. We?d have to take a look at it in person to give accurate numbers."
All they kept pressing for was to come to our house on Saturday. When I said I had to get back to them but that it probably wasn't going to be this week, they pressed with "Why don?t I give you a few days to chat about available weekends and I can follow up with you Thursday/Friday." Their unwillingness to give even a broad ballpark sense of the price of the job and pressing to meet right away were red flags that they wanted to get us into a high pressure sales pitch situation. I'm also of the mindset that businesses should treat their customers with "a heart of a teacher" so they can make educated decisions. 
As a project manager myself, I know you can't make a true estimate without having all the details and that an in-person site visit is necessary for that, but if I have a scope of work, photos and dimensions I can very easily come back with "Depending on the quality of the materials and assuming there aren't unforeseen problems or changes to the scope, something like that should cost between $15,000-20,000 based on similar jobs we've done in the past, but that's just a rough estimate."
