I understand that the company and its employees must be compensated for diagnostic time. But $150 for a 30 minute visit for time and labor only is outrageous. I left a message with customer service to discuss the charges. My call was returned by an associate. Despite the fact that I described my issues to him in a calm and polite manner, the associate responded to me confrontationally and aggressively. Their business model is predatory and I will not do business with My Plumber again nor would I recommend their services to anyone I know. He said he was stuck in traffic. I asked why he didn't call and notify me, he said he didn't like talking on the phone while driving. He said he would be there shortly. He showed up at 12pm. He pulled up in an unmarked van, and got out of the passenger side. I confronted him on why he lied about talking on phone while driving, if he had another driver. I allowed him to view my hot water heater. He wanted to take a credit card payment through his phone. I told him I would pay him cash. He couldn't tell me if it was fixable or when it would be fixed. He gave me no more information than I already knew. The home warranty company told me they would not cover the damage because it was leaking because of erosion. The plumber came out to take pictures to prove that erosion had taken place on the hot water tank. I told him to get off my property. I did not want him doing any work. When I told him to get off my property he reported me to the home warranty company stating he felt threatened and wants to press charges against me."},"url":"https://www.angi.com/companylist/us/va/arlington/703plumbers-reviews-8174433.htm"},"position":6},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"F J Hooks Plumbing Inc","address":{"@type":"PostalAddress","addressRegion":"VA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"David B."},"reviewBody":"After my hot water heater burst and dumped over 40 gallons on my floor and the neighbor's condo below, I contacted several Angie's List plumbers in the area. I was surprised that most plumbers would only replace a hot water heater if one was purchased from them. The reason given was that they could not guarantee the hot water heater unless it was purchased through them. When I asked what was the brand name they sold, several of them replied with the exact same brand/model number that I bought through my connections - but they still would not install that same heater. (And surprise surprise, their prices ranged from $230 to $415 more than I paid for the same heater. After talking to four A-rated plumbers in the area, I found F J Hooks who had no problem installing my heater, at a price that was $50 less than their nearest competitor, even those offering an Angie's List discount. They even offered to go to my supplier and pick up the heater for me, but I had already arranged delivery. An appointment was made for two days later. Unfortunately I was unable to keep the appointment and they graciously rescheduled for a few days later - to show up between 10 and 12. At 9:20 on the morning of my appointment, I received a call saying they were on the way. Jesus and his assistant arrived, removed the old heater, installed the new one, and were finished around 11:00. I was told I would receive the bill in the mail. I left on a business trip and returned 17 days later. The bill I received was for $525 - $75 more than I was quoted. And it was due on the day I opened the mail after returning home. I called the office, left a voice mail - and within 10 minutes I received a call back. I was actually in their driveway to drop the check off when the call came in. I went into the office, showed the invoice - and without any dickering, the invoice was reduced to $450 paid in full. Apparently the additional charge came from upgrading from a 42 gallon to a 50 gallon heater. Would I use them again? I'm already looking at projects for them to complete - converting a wood burning fireplace to gas, rerouting a water line for a refrigerator ice maker, installing a new dishwasher and gas stove, etc ?. as $$ become available. They've become my go-to plumbers. Friendly and professional all-the-way. There was no one answering the phone in the office until more than 15 minutes after they opened (it was still forwarding to the answering service) so that's the reason for the B rating I gave in Responsiveness. They charged me $1944.00 for a new 50 gallon propane water heater (includes all charges and installation). Today, my mom checked prices out of curiosity, and found a similar one at Sears - she priced it with installation and old water heater haul-away (to make sure it was an even comparison) to see how much they charge. The online estimate was $1075.00. I can understand there being a price difference for using a private company rather than going through something large like Sears, but almost double the price??? When I called the office to ask about the charges they told me that propane water heaters cost more (the estimate from Sears was for a similar propane water heater). I asked how much they charge an hour for labor. The woman on the phone said that they don't itemize - the charge included everything and isn't broken down. I am so disappointed because I really thought the company would do right by me because this is still a small (but growing) town, and I trusted that they were at least competitive in price. I wish I'd checked Sears and Home Depot before I bought the water heater from Rapidan Plumbing. I am willing to pay a hundred dollars or even two hundred dollars more to use a private company for such a large purchse, but almost double the price is really disappointing. I feel very cheated and feel like I was taken advantage of, and wish that I'd checked around instead of trusting them. The serviceman was great, which makes it even more sad that I plan to never call them again because of how much they took advantage of my trust and my pocketbook. Note: I listed N/A for quality because it was only installed a few days ago. I have had no issues yet, but 2 days isn't a very long time to know the 'quality' of the water heater and service yet.
4/13/2013: Even after bringing the significant price difference to their attention no price adjustment was offered (we found many other prices that were significantly less expensive)... I did not want them to come down to the less expensive prices we found, but thought they might at least come down a few hundred dollars. They did not. I hope that they reconsider their prices at least for the benefit of future customers, and offer them a more 'fair' price considering the local price for the work done."},"url":"https://www.angi.com/companylist/us/va/fredericksburg/rapidan-plumbing-inc-reviews-2001751.htm"},"position":8},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Farrell Plumbing and Heating Inc","address":{"@type":"PostalAddress","addressRegion":"VA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Lauren H."},"reviewBody":"Replaced our water heater. When Jake fixed our water heater, he saw that a $0.50 part was all that was needed and told us so (and didn't charge for anything but the site visit). I know nothing about water heaters, so he could have charged anything and lied but he didn't. When they installed the water powered sump pump, they admitted they had never done it before, but they tested it thoroughly and it has worked great for over 3 years.

I have four properties and have had American Residential Warranty for years for peace of mind. However, this past year, there were three times I really needed them and things went south quickly. Most recently, my water heater broke and needed to be replaced. ARW advertises that if they can't...
Tech inspected and tested water heater. After the inspection I was told that the cause of the issue was electrical and because of this they would not to pursue a repair. That is understandable and I have no issue with that. Visit took 30 minutes. I was charged $150 for a 30 minute visit. ...

Plumbing Heating Companies questions, answered by experts
You don’t need to remove sediment from your water well. Sediment in your water well is normal. The problem is when the sediment enters your water supply. In this case, look into your pump. The size and placement of your pump can lead to sediment in your water. If it’s too big, it’ll overwork and stir up the sediment at the bottom, pulling it into the pump. If it’s too low, it will pull up the sediment that’s settled at the bottom. The Centers for Disease Control and Prevention (CDC) recommends annual well maintenance to check and test for cleanliness, mechanical problems, and contaminants.
Building codes don’t allow homeowners or businesses to run sewer pipes and water lines in the same trench for safety and environmental purposes. If the sewer line started leaking, it would risk contaminating the water supply to your house, which threatens the health of you and your family. These lines need to be in separate trenches and may need to be separated both horizontally by around 5 to 10 or more feet and vertically by 12 to 18 or more inches.
Removing calcium and lime buildup will often fix a clogged faucet head. You can usually remove any buildup with distilled white vinegar or a combination of vinegar, dish soap, and baking soda. Sometimes, the problem is buildup on the aerator, in which case removing and cleaning that part should fix your water flow. However, the design of some aerators makes them difficult to clean. For those, replacing the aerator will get the faucet flowing well again.
Toilet paper is the only material that you should flush down toilets. Other items like wipes, paper towels, feminine hygiene products, dental floss, and medications should be disposed of in the trash. Flushing these items can lead to plumbing issues and damage to sewage systems. Grease and cooking oils should also be avoided as they can solidify in pipes, causing blockages. Proper disposal helps prevent clogs and ensures the efficient operation of wastewater treatment systems while protecting the environment.
It depends on your homeowners insurance policy. If you're wondering what to do if a pipe bursts, contact your homeowner's insurance right after calling a plumber. Accidental water damage caused by a sudden and unexpected incident is typically covered.
In addition to covering replacement and repair costs directly related to the affected plumbing, your policy may cover repairs or replacements of drywall, wood flooring, or damaged objects in your home. Consult your insurance company to see what's covered under your plan. And remember, plumbing service contracts may provide discounts for a major repair like this.
