I was also told by the landscaper that they would do the maintaince on the pond, which they have not. The first time the pond needed water I threw the water hose over the edge and all the rocks fell down. I wrote the owner. billy Lawsson a letter and requested he fix the pond. I never heard back from him. Now I am faced with either seeking legal action against the landscaper or just accepting I got taken for $2300. Ken came out, looked at the old system, inspected the duct work and insulation in the attic, and explained things to me as we went along. The old air handler and electric furnace was in a closet, and when it became apparent that the new equipment would not fit in the same space, he recommended moving the air handler to the attic. He offered to work up a proposal and get back in touch. The next day Ken came to visit again, with a proposal for a new heat pump system and offered 5 choices of make, model and efficiency ratings. He took lots of time to sit down with us and explain just how a heat pump works and why it was an excellent choice for our part of the country in East Texas. Not knowing much about HVAC systems, we took him at his word. The next day we decided on our choice and signed the proposal. One week later Kyle and Art arrived with the new system. They were very professional and polite, and by noon they had removed the old system from the closet and were starting to re-route duct work for the new air handler in the attic. Normally, I would think this would have been a 2-day job, but because we had freezing weather imminent last night, and my 94-year-old mother lives with us, Art and Kyle worked close to a 12-hour day to get the new unit up and running before they would leave for the day. Art came back this morning to bring us a programmable thermostat and to be sure everything was complete and working properly. We are so pleased with the new heat pump, and we would highly recommend Mand M Air Conditioning. Thank you Ken, Art and Kyle! This project just could not have gone any better. I was afraid that such a huge project would be a huge mess and inconvenience. Gary made it all a pleasant experience, with minimum disruption to our lives during that time, and they certainly did not leave a mess. The excellence in workmanship and high quality of the products used is very noticeable. All of the workmen were very professional and pleasant. We can already feel a huge difference in how quickly the house cools, and how long it stays cools after the unit goes off. The insulation company was great to work with (hate I lost his card) , as was Sean Conrad with Placer Heating & Air Conditioning. Apollo Energies did all the paper work to get our rebates, and they found us a great loan even though we have had a previous foreclosure. This month's PG&E bill is $200 less than our bill this time last year. $40,000 was a lot to spend, but our house looks great with the new windows, and is it evident that it will be saving us a lot of money. . Then there was a problem with the materials order. By July they were ready to start but I then ask them to wait until after the 4th of July since that is the busiest week of the year for Downtown Rockport and I did not want the smell of hot tar to effect the shoppers in my store or those nearby. They began work on the Friday following the holiday weekend and were to work through the weekend and be finished by Tuesday. On Sunday, without a word, the workers left around 11 am and took the equipment with them. On Monday it rained and my building flooded because the majority of my roof had been removed then abandoned. No one told me so I was unable to take precautions to save my inventory, furniture, computer equipment and fixtures. When I tried to call 5 Star, I was told they were having to deal with a crisis and hung up on me. I cleaned up as best I could, covered everything with plastic and 3 days later was told that an additional step was necessary to meet windstorm insurance compliance and that work would begin as soon as they got the materials. Again there was a problem getting materials and I was forced to be closed every time it rained. Two weeks later I came in to find every square inch, every blessed thing in the entire art gallery covered with 1/4 - 3 inches of debris. The workers had returned and while removing the old roofing material, walked on my decorative tin ceiling creating open gaps and scraped dirt, tar, insulation and roofing material into the building. Between the flooding inside from the rain and the debris removal I was forced to be closed during our busiest season for 18 days. When the roof was completed but before they had been paid, it rained and streams of water came through the ceiling in the rear of the building where I had not had leaks prior to getting the new roof. Sheetrock walls and ceiling were soaked and there was water over the tops of my shoes covering an area approximately 700 sq. ft. (I guessed about 60-100 gallons of water.) Repairs were made to the roof and John Fleming, owner of 5-Star took $5,000.00 off the final bill. I was not wise to accept that amount because I was not completely aware of the extent of the damage until much later. Five Star was paid on September 16 and since then the back of the building has flooded twice more with a 1/2" stream of water coming down next to a plumbing vent above a suspended sheetrock ceiling. The water ran into the building for days after the rain had stopped. Water had apparently collected under the new roof. The sheetrock buckled and about 25 sq. ft. of ceramic tile has lifted off the floor. Wood furniture is water stained where it sat in 1" of water. I was told someone would do repairs on the roof and interior damage on the Wednesday following the Thanksgiving weekend and no one showed up. I called Mr. Fleming the next day and was told that the repairs had been done (despite the fact no one had been there) and it was not his roof but my walls that were leaking or the water was coming in the foundation ( something that never happened before in the 10 years I've owned the building and I'm uncertain how a foundation leak would leave wet and moldy walls and ceilings.) He came with the employee who had been in charge of the job and said he was going to do a water test. Instead of going up on the roof with a water hose, he stood on my deck and sprayed a high pressure hose at a horizontal crack about 3' from the top of my building. After about 15 minutes of what would be the equivalent of hurricane force wind and horizontal rain, the employee went inside and declared that water was coming in and Mr. Fleming never went up on the roof but declared that he was no longer responsible for any repairs. I found it odd that the employee had had to use a 100 watt light a couple of weeks earlier to even be able to see the stream of water coming in. The area is about 4' between the top of the ceiling and a 10 ft. wide suspended ceiling. It is very dark and the closest you can get to the back wall 10 ft. But now he could see drops of water on walls in the same area without the use of a light at all. They left. I could find no trace of water at all. (It should have been easy since much of the sheetrock had fallen off and exposed the bare concrete block walls and if 30 minutes of rain running down the side of my building caused let in 60+ gallons of water, 15 minutes of direct power spray should have at least left a puddle.) Now it becomes strangely bizarre. Back when the roofers finished in August, they had nearly ruined my back deck with hot tar drips and foot prints. They power washed the deck and replaced the wood on the two sets of steps. About a week after Mr. Fleming performed his "water test", I found brand new drips of tar and footprints all over the deck and both sets of newly replaced wooden steps. Then we got 1.56" of rain. Not one drop of water came in the "water test" area where the interior had previously been flooded and damaged. I believe the employee who was supposed to do the repair on the roof returned, did the work he had told his boss he had done on that Wednesday when no one had shown up and left a whole lot of footprints behind. However, I now have a brand new leak about 30 feet from where other one was. This leak landed on my sound system and several pieces of artwork. I cannot call Mr. Fleming because he no longer accepts responsibility, apparently making my warranty worthless. I will have another roofer and engineer look at the roof, do the necessary repairs and will sue Mr. Fleming for the costs of the roof repairs and the damages to the interior. FAQs for insulation service projects in Lamar, TX
When choosing a professional insulation installer, consider asking these questions to determine the best fit.
Will you address air leaks in my house?
Can you provide an R-value (heat resistance) fact sheet?
What kind of insulation will work best for my home?
How do you handle signs of a water leak?
Are you licensed and insured?
Can you provide customer references?
The best type of insulation for your home depends on what you need, so the answer will depend on your specific situation. If you’re building a house, structural panels are easy to install during the building process in addition to being the most energy efficient type. If you live in a warm climate, reflective insulation may benefit you more as it costs less than other insulation types. And for standard attics, loose-fill, spray foam, or blown-in insulation work well.
If you plan to heat or cool your garage, you’ll need to insulate the garage ceiling. Insulating your garage ceiling will make your garage much more energy efficient and save on heating and cooling costs. Not only does insulation make your garage more energy efficient, it helps reduce noise and can extend the life of your garage roof. You can use fiberglass, cellulose, mineral wool, or spray foam insulation for this project.
In some cases, you may not have enough insulation to properly regulate your home’s temperature. Watch for a few signs your home needs more insulation, such as:
High heating and cooling bills
Uncomfortable room temperatures
Ice dams on the edge of your roof
Roof leaks
Cold floors and walls
Freezing pipes
Temperature fluctuations
Visibly low insulation
Noise problems
Pest problems
On average, insulating an attic costs about $2,500, ranging from $1,500 to $3,500, depending on the insulation type, amount, and your attic’s accessibility. Additional cost factors include sealing air leaks, removal or replacement of insulation, and inspections.
Types of insulation include:
Blown-in: $1–$4 per square foot
Spray foam: $2–$5 per square foot
Batt: $2–$4 per square foot
Structural insulated panels: $4–$7 per square foot
Loose-fill: $2–$5 per square foot
Reflective: $0.50–$1.50 per square foot
