Permit was issued with his construction details along with changes from the city engineer. Posts for the structure were promptly dug and the post set along with the rebar for the new concrete. Once the permit was received the concrete was poured and construction started. One of the posts was to land in an area of the original patio so rather than relocating the post they choose to cut into the concrete causing the original patio concrete to crack in multiple locations. Two downstairs windows were removed for double doors and an upstairs window removed for balcony access. I should have realized there would be a problem when the ledger board was installed and it looked like the balcony railing would connect to the house where one of the remaining windows sits. Jonathan said he knew what he was doing and it would be fine (one of many mistakes). Once the balcony railing post were installed (incorrectly attached to the balcony according to the city inspector) the post did partially block a window. Jonathan's solution was to remove the post and said the railing would be angled in and would not be noticeable. Back to the ledger board, siding was removed and it was nailed to the house. I did not catch this until after I had the city do a courtesey inspection. By Jonathan's plans, this was to be attached using lag screws (and the building plan inspector also marked this as required). metal flashing was not installed between the balcony floor (patio roof) and the side of the house which later resulted in water leaking into the house walls. The header for the patio cover/balcony was not installed and braced correctly. Yet another item discovered by the courtesy inspection. The "sandwiched" boards were not fastened correctly and also not attached to the post correctly. When the windows (up and down stairs) were removed and doors installed (both were hung crooked) electrical wiring in the house had to be cut. The solution from his "electrician" was to run a wire around the new doors and splice it in with electrical tape and hide it in the walls. Also found out this is not allowed and a violation of code and electrical standards, not to mention a fire hazard. after arguing with Jonathan about this he finally had it wired correctly (using junction boxes for the splices and having then in visibly mounted in the wall). We choose to use a composite decking material rather than natural wood. Jonathan said he knew how to install this and it would be done right. After it was installed I noticed in several spots the boards were loose. when i examined the installation I found out they were not installed correctly but he said it was not done and to not bother him with it. After he was fired I removed all the boards and found out just how wrong they were installed and than he could not correct the loose boards because he installed then wrong from the start. More mistakes and problems. After 3 of the 4 installment payments were made (~$11,000 of the ~$13,000 total cost) work slowed down. More and more dates were missed and excuses made. No railing installed and all the safety and incorrect construction methods later he wanted a payment of some of the final payment funds. Several more calls, meetings/discussions passed and he said no more work would be done until I released more money. At a stand-still I contacted other contractors to find out about having someone else finish the project. A replacement contractor was hired to fix the problems and complete the job. $7,000+ over budget and 3 months late the project is done (for the most part, concrete never got stained and lights and fan not installed because of the additional money I had to spend). One, if not the worse experiences I've ever had with any project. This review turned out much longer and later than planned. I waited to write this until I had finished as much as I could afford to, the landscaping was finally done a few weeks ago. I Also recently discovered than when the sprinklers were capped off where the new concrete was poured he missed 2 heads and I had been "watering" the dirt under a part of the new patio.

Fill dirt and topsoil was brought it to level the yard up to the top of retaining wall and then a 4' wrought iron fence was installed on top of the stone wall. The final phase involved the plantings and construction of stone walkways. The plants include knockout roses, kaleidoscope abelia, dwarf yaupon, Indian hawthorn, cleyera, crape myrtles, and drawf pink muhly grass. Care was taken to level the stepping stones and a concrete fountain. Rich is very knowledgeable and works with customerst o fulfill their vision of the project. All of his workers are friendly and respectful and would answer any questions. At the end of each day, they cleaned the area so the space was never an eyesore. The finished yard is beautiful and will mature into a show place. So many of my neighbors have stopped by to compliment the yard and it makes me so proud. I had a stamped concrete patio and sidewalk done. I also had a rock wall put in. Everything came out great. they made several suggestions counter to what I proposed and all their suggestions were spot on. A few years later I had them put a second patio in with another walkway. Great work!

"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. Talking with Dan he started asking questions and suggested options. He was right on with what I wanted and didn’t realize. Took popcorn off ceiling, removed wallpaper, retextured walls, replaced old cabinets, tiled floor. He talked with me throughout the project on any problems that arose and answered questions I had as he proceeded through the project. They were very professional and cleaned up after each days work.
