The demo was completed in a timely manner and hauled off. The driveway pour was scheduled for Wednesday Aug. 7. Overall, this job went well, but the overall quality and detail work could have been better. There are slight rolls and some popouts in the finish, and the control joints are not straight. (rebar was set at 18" center and tied to existing structure, expansion joints were installed, but not a lot of cush sand was used) The sidewalk pour happened on Tuesday, Aug. 13. Overall, this pour went well, and the appearance of the sidewalk is good. (rebar was set at 18" center and tied to existing structure at both ends, expansion joints were installed, but cush sand was only used for about 8 feet at one end) After the sidewalk pour, the concrete truck repositioned itself for the the new walkway pour for the stampted concrete. The color for the concrete was to be mixed in the truck. The first bag of color was dumped in the truck hopper, but the second bag of color tore open and spilled all over the street. Normally, this would be no big deal, right? Sweep up the mess, put it into the hopper and go on. The McFall employee on the top of the hopper grabbed the water hose, and before anyone, me, could stop him he started spraying the broken bag of color with the hose creating the biggest, nastiest, mess that took the rest of the day to clean up, as best as these guys could do, I suppose. The street had to be completely blocked off to prevent any cars rolling through from ruining their car paint. The street and curb is still stained with red color all the way to the storm drain. (Sept. 2), not to mention a few stain marks on my new driveway, and planter box. Also, the concrete truck was not as white as it used to be either. (The driver was not a happy camper.) The front sidewalk pour proceeded, (at the same time as the circus above). The concrete was poured, stamped, powdered, and left to dry. On Wednesday, Aug. 14, the crew arrived and proceeded to clean off the new stamped walkway. The day before, it was impossible to see what this new centerpiece to the entrance to our house would look like, and it would still be hours before we could look at the work closely, because they sealed the concrete. Less than 24 hours after the pour, they sealed the new concete. How is concrete supposed to cure properly if the moisture in the concrete cannot evaporate? I'm sorry, I digress. Allow to me to review this piece of artwork, step by step. 1) The color is wrong. 40 lbs. of the mix went down the drain and not in my sidewalk. 2) Improper forms were used. (they used steel landscape edgeing, leaving an unfinished look) 3) Dirty stamps were used in the process, leaving dirt and wood chips from my yard embedded in the pattern. 4) Footprints were left in the pattern where craftsmen stepped off the stamps. 5) Pattern lines are not complete anywhere on the walkway. 6) Pattern lines overlap each other. 7) Due to the early sealing of the pour, the moisture trying to escape the concrete is trapped under the seal, leaving gray pockets of color here and there. 8) We had requested a border be formed during the stamping. (They forgot) 9) There are unfinished edges and chips of concrete broken around the edge. 10) There is not any expansion joints where the pour connects to the house and there is not a control joint in the pour. (It will crack) Overall, this part of the job ruined the whole job. It is a total piece of crap. The planter box looks nice and I have no serious complaints about it, except it lacks an artist eye for the flagstone layout. It is fully functional and should stand up fine. In conclusion, I would not use this contractor again. It took a crew of 7 to 8 guys, 8 working days to complete this job. The crew has no regard for the homeowners property, leaving tools and wheelborrows in the front yard overnight. I understand, concrete work is messy, but my yard looked like crap in areas where work was not going on. Numerous sprinkler heads and piping were damaged even after they were marked by orange flags noting ther location. My fiber optic cable was severed, after it was removed from the ground and visible to the work crew. The lack of professionalism extended to the crew leader having his truck washed in front of the house. Regarding the stamped concrete, I contacted the owner, Dan McFall, to come out and take a look at his crews work, in which he did. To his credit, he offered to fix the front walkway, but his solutions were not acceptable, as the only proper solution would be to jackhammer everything out and start over. I told him at this time, I have seen his work and did not want him to do anything else but take it out. I requested he jackhammer the walkway out, and asked when his crew could be back out to do that. He stated, at that time, it would be the following week before they could come out. I have received no further calls from Dan McFall, nor has he returned mine. I did place a stop payment on the last check. Final word. Find a professional to do stamped concrete. I have already contracted another company, and Mr. McFalls work has been removed, by the other company, poured, colored, and stamped. The walkway has been surface cleaned, but will not be completed and sealed until 21 days after the pour.
UPDATE: This is an amendment to a previous review I wrote about McFall Masonry. I will not address his response comments, but there is another part of his job that is starting to fall apart and I will address that. In my previous review I did compliment Mr. McFall on his retaining wall, but I have to amend that at this time. I attempted to contact Mr. McFall about issues I am having with the retaining wall he built. He did not respond. The topcap on the retaining wall is cracking around the mortar joints between the flagstone and the mortar the topcap is set in. In essence, within 6 weeks of his job every piece of stone on top of the wall is loose. Without effort I can remove about 8 pieces completely. The entire topcap stone on the wall will have to be removed, cleaned and reset. The newly concreted hole took up virtually the whole width of the hallway, all but about 4 inches on one side. The problem for us was that the crew were about to leave and asked for the remainder of the cost of the work, but had not secured the hole. So we had no means by which to move across the hole through the hallway whilst we waited 2 days for the concrete to dry. We told them we did not wish to pay the remaining half of what we owed for the work until they had secured the newly concreted hole, and provided a means by which we and our dog could cross it safely. I did not consider this an unreasonable request. Long story short, after much discussion with both the crew leader and the owner of the company - Mr. McClure, the crew eventually provided a piece of wooden board to put over the wet concrete, and my husband found a couple of planks of 2 x 4 to rest the board on, so we had a make-shift walkway across the hole. We also noticed that the nails from the exposed carpet gripper were left sticking straight up. A very big hazzard, particularly for our dog. I asked the crew leader if he would do something to make the exposed carpet gripper safe - maybe cover it at least, but he did not do so. So, we had to deal with that ourselves also. The last straw for me, was a large purple stain and splashes up the wall in the entrance hall after the work was completed. The stain is purple and is a rubbery material, and impossible to scrub out. When I pointed this out to the crew leader, I was told it was the plumbers' responsibility, and since he had left they couldn't be responsible for it. We paid the remaining half of the cost eventually, because it was late in the day and not only were we exhausted from arguing with them, but the guys who had been working in the heat without A/C all day needed to get home. I asked the crew leader if he was allowed to leave without receiving the remaining payment from us, and he told me he wasn't! I have rated the work an overall C because to the best of my knowledge, the repair to the septic pipe was carried out satisfactorily, which was the main thing, and I believe they did a good job with that. However, finishing up and securing the area afterward was extremely poor in my opinion, and I would rate that a D at best!! I had a stamped concrete patio and sidewalk done. I also had a rock wall put in. Everything came out great. they made several suggestions counter to what I proposed and all their suggestions were spot on. A few years later I had them put a second patio in with another walkway. Great work!

"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. EXCEPTION FOR GOOD FAITH DISPUTE; we can WITHHOLDING up to 110% of the difference between the amount the obligee claims is due and the amount the obligor claims is due. 30% of the Contract Total is due at start of countertop/trim installation. ←–we don’t even have any work for countertop 17% of the Contract Total is due at walkthrough. Remaining contract total is due at completion. 10%+20+30%+30%+17% + Remaining is more than 107%! "In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. EXCEPTION FOR GOOD FAITH DISPUTE; we can WITHHOLDING up to 110% of the difference between the amount the obligee claims is due and the amount the obligor claims is due. 30% of the Contract Total is due at start of countertop/trim installation. ←–we don’t even have any work for countertop 17% of the Contract Total is due at walkthrough. Remaining contract total is due at completion. 10%+20+30%+30%+17% + Remaining is more than 107%!
