"While in escrow to purchase a new-construction tract home from Lennar, I got some very good advice from two former long-time Lennar employees: Hire your own inspector. As with all tract home builders and their contractors, they want to get the job done as quickly as possible for the least amount of expense. This results in sub-standard quality, and requires careful inspection. Bryan with Hearthstone Professional Inspections was highly recommended by a trusted, local friend of mine. I live out of state and needed someone who knows local codes, builders, and contractors. I needed someone who I could rely on to be my advocate and scrutinize the details. Bryan has turned out to be eminently qualified in all areas. In his initial post-construction inspection he accumulated a punch list of over 40 important issues related to doors, electrical, plumbing, HVAC, foundation, landscaping, and finish work. Normally Bryan likes to meet his customer in person after the inspection to go over it. Since I was out of state, he called me to go over his findings one-by-one. He provided context so I would understand his concern with each item, and what it would take to remedy it. Later that evening I received a detailed report with photos, detailed descriptions, and a summary section that I could provide the builder for repair. Normally Bryan would perform one follow-up inspection to ensure the builder had completely repaired each item to his standards. In our case, communication between the contractors, construction manager, and customer service reps was horrible and many of the items they said they'd repaired weren't even started. Bryan had to return three times before the builder had completed all the work to his satisfaction. These homes come with a warranty, but the builder is much less responsive after escrow is closed. I will be hiring Bryan to perform another inspection at the 11th month of my 1 year comprehensive warranty. I don't know what I would have done without Bryan. Makes me feel sad for gullible, young homebuyers who have no idea about the defects until it's too late. I give Bryan my highest recommendation. If you'd like to ask me in person, reach out to Bryan and he'll give you my number. If you require home or business inspection services, Bryan with Hearthstone Professional Inspections should be your guy!"

I will not be an alarmist. A home inspector can create a scary report for a prospective buyer. I make sure my reports stick to the TREC standards of practice while not making mountains out of mole hills. Small items can easily be repaired without needing to make them seem larger than they really are. I will explain what I observe. Sometimes major defects can seem horrifying. But at the end of the day everything is fixable. I explain the defects as throughly as possible while helping my client come up with options for remediation. Your time is valuable. No one wants to waste time waiting. That's why I carry a Supra Ekey so you don't have to take time out of your busy day to grant access to properties. We also try to give updates during the inspection so you know when to expect it to be over if you wish to attend the summary with your client. Same Day Guarantee. A delayed inspection report can ruin a deal, and frankly there's no reason to delay it. Our extensive training and software includes the ability to deliver a report on the spot after completing the inspection in most cases. If completing the report onsite isn't possible we guarantee that you will receive that report same day, within 24 hours. If for any reason we can't get your report to you within 24 hours we will refund your client $100.

Home Inspection questions, answered by experts

In theory, a regular home inspection and a mobile home inspection accomplish the same things. They ensure there are no issues with the foundation, plumbing, electrical, and HVAC systems, roof, siding, doors, windows, and more. In practice, though, the inspections can differ based on the layout, the type of foundation, and how easily accessible different parts of the home are. Mobile home inspections tend to take a bit longer because it’s more challenging to access home systems, especially if the mobile home doesn’t have an attic or crawl space.

Yes. Chimneys should be inspected annually to ensure they are in safe working order. Inspectors check the chimney for cracks, leaks, blockages, creosote buildup, and other problems that could result in structural damage to your home, fire hazards, or carbon monoxide poisoning. A yearly inspection is the best way to identify potential issues before they can cause damage to you or your home.

The telltale signs that your home is ready for repointing include visibly damaged bricks, crumbling bricks, flaking bricks, loose mortar, cracked mortar, gaps between brick and mortar, leaking inside your home, and visible water damage. Consider repointing when going over brick house pros and cons if you're buying a new home. Repointing is also a good idea if you plan to paint, acid wash, or stain your brick home, as it will give you a good base for coloration and prevent repairs after the work is done.

The age of the well, installation methods, and maintenance logs can affect your home insurance premiums and any potential future claim. Mortgage companies can request proof of water quality before they approve the loan. Review all well information, including the Shared Well Agreement, before you make an offer to purchase.

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.
