Crawl spaces are prone to issues caused by excess humidity and improper ventilation, but that doesn’t mean you should avoid buying a house with a crawl space. A home that is encapsulated and well-maintained shouldn’t have any more issues than a slab or basement home.

The same conditions that can generate creaking sounds in your home can also create a whole range of other sounds, many of which are just as strange. When the materials your house consists of move in any way and any amount, they can rub against each other or the fasteners that hold them in place. A random cracking sound from time to time is usually just a response to these movements.

Generally, you can tell if a home is bolted to the foundation by checking the foundation for plates. If you see that your foundational plates connect to wood or bolts protruding from them, this means that you have a bolted foundation. However, it's always wise to bring a home inspector in to confirm if your foundation is secure.

You can test your ductwork by hiring a technician to attach a vacuum to the ductwork near the HVAC unit and put the vent system under pressure. Your pro can use a duct leak tester to measure the amount of pressure that's escaping.

You can also do a DIY test using an incense stick or smoke pencil. With the HVAC system running, pass the stick or pencil across the ductwork. Pay attention to the movement of the smoke. When you notice it changing, it could be a sign there’s a leak or bad connection in the duct.
