"While in escrow to purchase a new-construction tract home from Lennar, I got some very good advice from two former long-time Lennar employees: Hire your own inspector. As with all tract home builders and their contractors, they want to get the job done as quickly as possible for the least amount of expense. This results in sub-standard quality, and requires careful inspection. Bryan with Hearthstone Professional Inspections was highly recommended by a trusted, local friend of mine. I live out of state and needed someone who knows local codes, builders, and contractors. I needed someone who I could rely on to be my advocate and scrutinize the details. Bryan has turned out to be eminently qualified in all areas. In his initial post-construction inspection he accumulated a punch list of over 40 important issues related to doors, electrical, plumbing, HVAC, foundation, landscaping, and finish work. Normally Bryan likes to meet his customer in person after the inspection to go over it. Since I was out of state, he called me to go over his findings one-by-one. He provided context so I would understand his concern with each item, and what it would take to remedy it. Later that evening I received a detailed report with photos, detailed descriptions, and a summary section that I could provide the builder for repair. Normally Bryan would perform one follow-up inspection to ensure the builder had completely repaired each item to his standards. In our case, communication between the contractors, construction manager, and customer service reps was horrible and many of the items they said they'd repaired weren't even started. Bryan had to return three times before the builder had completed all the work to his satisfaction. These homes come with a warranty, but the builder is much less responsive after escrow is closed. I will be hiring Bryan to perform another inspection at the 11th month of my 1 year comprehensive warranty. I don't know what I would have done without Bryan.
