AZA Repair & Brenovations HVAC Are the Worst Landmark sent AZA Repair for my refrigerator, and they left it worse than before?still not working, scorch marks from a blowtorch, copper lines sticking out, tools and oil left behind, and no receipt. Then Landmark sent Brenovations HVAC for an AC motor replacement, and that turned into exposed wires, bolts hitting fan blades, missing parts, and complete disregard for safety near my kids? play area. Both companies were unprofessional, negligent, and refused accountability. Landmark?s use of these contractors makes me seriously question the value of having a home warranty at all."

"I had a bad computer board in my oven. they said they would not cover it because they found a roach. This is Florida we have some roaches. i do not have a bug problem. It has nothing to do with a bad computer board. This company looks for a way to deny claims. i had one other claim and they tried to deny it as well. Save yourself some agravation and stay away. They must post their own positive reviews. They took my $65.00 fee and did nothing"

Home warranties can protect the buyer, the seller, or both, depending on when the coverage begins. Sellers who buy home warranties while their homes are on the market protect themselves from out-of-pocket costs leading up to closing and to their buyers after closing. Buyers who purchase coverage that kicks in after closing will only be protecting themselves.

Many windows carry warranties from the manufacturer or installer that may cover the cost of repairs for a fixed amount of time. When installing or replacing windows, ask about any applicable warranties, what kinds of damage and repair they may cover, and what the procedure is for making a warranty claim.

A seller’s home warranty normally excludes intentional damage, issues that arise due to a lack of maintenance, and cosmetic repairs. Each warranty can also have specific exclusions, like certain types of heating or cooling systems and certain components within your appliances and home systems. Most home warranties will also have coverage caps, and once you reach payouts that match the caps, all repairs will be excluded.

Most home warranties last for a year, and you pay either for the entire year up front or you agree to pay monthly. Some home warranty providers let you extend the contract term to two, three, four, or even five years, and in some cases, contract terms can go up to ten years.

In most cases, standard homeowners insurance will not cover sump pump failure, even during a storm. However, some plans will cover damage depending on the source of the water and if the flooding came from a sudden unexpected event, such as a burst pipe not caused by negligence. You will likely need to purchase additional water damage and sump pump insurance to prepare for the event your sump pump cannot do the job.
