"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

"Before removing or cleaning anything we would set up a 3200 cfm air scrubber on the outside of the building tied into one of
the foundation vents to create a negative pressure in the crawl space. This will keep dust, mold and odors from traveling
upstairs and harming tenants. Next all the crawl space vents will be sealed using foam board and expanding foam. All visible
floor penetrations such as holes where wires and pipes extend through the sub floor will also be sealed. Once everything is
sealed and a negative pressure has been created we will begin the project. The project would start with a deep cleaning of the
crawl space area. All debris would be removed including old vapor barrier, trash, large rocks, old pipes, etc.
All insulation will be removed. It will be bagged and hauled away all in same day.
$645.00
Mold will be cleaned from the wooden surfaces in the worst affected area by using the swipe method. Using a shop towel
(heavy duty paper towel) all wood surfaces will be swiped, the towel will be folded then swiped again untill all mold particles are
removed, never rubed into the surface. The cleaning solution ''Advanced Cleaning Solution'' made by Anabec. After thoroughly
cleaning the affected wood surfaces we will apply ''mold control''. Concrobium Mold Control effectively eliminates and prevents
mold with no bleach, ammonia or VOCs. Concrobium works as it dries by crushing the mold spores at the roots and leaving
behind an invisible antimicrobial barrier to prevent future mold growth. This will be applied by use of a fogger. The fogger
guarantees every square inch is covered.
$535.00
Install new r-19 insulation. Use insulation brackets to hold insulation tight to the subfloor. All subfloor area will be covered.
$1,125.00
Install new 6 mil reinforced white vapor barrier covering 100 % of the soil. All seams will be taped with heavy duty poly tape.
The vapor barrier will extend 12-14'' up the foundation walls and attached with mechanical fastners. Provide a remote
hygrometer. Using this you can monitor the conditions in the crawlspace without having to go down there.

"Travis saved us a ton of money by giving us a straight answer on repairing the existing garage foundation versus tearing down and starting over with our detached garage. He certainly could have stood to make more money by just going with our original plan to repair the existing slab garage foundation, but he instead told us what he would do if it were his home. We really appreciate his honesty and will certainly hire CNT Foundations when we start over on this old garage!"

Home Building questions, answered by experts

Homeowners face a critical trade-off between upfront expenses and long-term stability when choosing a foundation for Union's clay-heavy terrain. Pier-and-beam foundations perform better than slabs but require a larger initial investment. Opting for a rural lot saves on land but introduces ongoing septic maintenance responsibilities. Additionally, balancing personal preferences for home building size against local market appraisal limits remains a key decision.

Helpful?

Upgrading essential systems like roofs, HVAC units, and electrical panels significantly boosts resale appeal in the older SC housing market. Adding covered outdoor living spaces and energy-efficiency improvements also attract buyers. However, avoid over-improving with luxury kitchen or bathroom finishes, as these exceed local appraisal limits. Thoughtful home building focuses on structural integrity and climate comfort to maximize your investment return.

Helpful?

Inspectors rigorously evaluate soil bearing capacity and footing depth to ensure stability on expansive clay. During home building, professionals closely scrutinize framing connections for compliance with SC wind and seismic codes. Properties near river corridors require precise elevation certificates. Furthermore, inspectors mandate strict stormwater grading directives to direct runoff away from structures, and they thoroughly check all electrical and mechanical rough-ins before closing walls.

Helpful?

Steeply sloped terrain and expansive clay soils add significant complexity to home building, requiring engineered retaining walls and specialized foundations. Properties near waterways trigger strict floodplain restrictions and wetland buffer requirements. In rural Union, dense tree canopies complicate site clearing, while poor soil percolation demands complex, engineered septic systems. Older city lots also present challenges with aging water and sewer lines requiring replacement.

Helpful?

Skipping soil testing on Union's clay-heavy land stands out as a critical mistake during home building, leading to foundation settling and cracked slabs. Homeowners also underestimate extended permit review timelines, causing frustrating project delays. Always verify FEMA flood zone status and ensure rural lots have adequate well yield and septic suitability before starting. Schedule foundation pours carefully around heavy summer rainfall to prevent moisture issues.
