"Absolutely Professionalism Incredible Work Ethics. Did an Outstanding Job leveling our old home ?. Cleaned out the entire crawlspace and sealed up everything opened up to the outside. Installed a Full Vapor Barrier under our whole crawlspace. We couldn't be Happier. We Highly Recommend this company. The crawlspace under the house was flooded after the recent period of heavy rains.  We pumped out the water but it was flooded again the next day.  Time to call in the experts!

After reading all the reviews on Angie?s List, we called Jim Briley, owner of Crawlspaces.com.  Jim came out the next morning and looked over the situation.  He determined that the water was percolating up through the ground rather than a leak in the foundation.  He recommended a solution, breaking the process down step by step.  He quoted a cost for each step and made recommendations about what needs to be done ?right now? and what could be put off until later if the budget was a problem.  He even pointed out several things that we could probably skip altogether.  Ultimately it made sense to buy the whole encapsulation package.

After we agreed on the work to be done, Jim said he could have a crew out the next day and that everything would be completed in only three days.

Jim?s crew arrived right on schedule and immediately went to work clearing everything out of the crawlspace.  Next they removed the insulation from under the floor, sealed the vents, and treated the entire area for mold and mildew.  They dug a French drain around the inside perimeter and installed a sump pump.  They put down a ground cover and sealed it to the foundation walls, leaving just enough space above the cover for termite inspections.   Next they brought in fill dirt to fill in some low areas around the foundation.  Finally they installed a new insulated, lockable crawlspace door.

The crew installed lights in the crawlspace for their use while working under the house.  They left the lights in place for our use in the future.  The water heater needed to be replaced.  The crew removed the old water heater and installed the new one . . . no additional charge.

The job was completed at the quoted price; no additional charges or cost overruns.  Everything was completed on time exactly as scheduled. The job site was left clean and neat.  The crawlspace is no longer a scary place to get into.

The encapsulation system has a transferable lifetime warranty ?against water intrusion into the crawlspace.?   The warranty stays with the home even if the home is sold.

There have been at least three heavy rains since the installation.  No water has accumulated in the crawlspace and the top of the plastic liner has remained dry.  The water is being pumped out automatically through an underground pipe that drains out at the side of the road and down to a storm drain.

We are very pleased with Crawlspaces.com?s encapsulation installation.  Jim Briley is a true professional.  He knows what he?s doing, does what he says he?ll do, and gets the job done on time and on budget.  We highly recommend Crawlspaces.com to anyone with similar crawlspace flooding problems.
