Called Hill's (it was on a Friday) around 10am and they had one of their plumbers call me right back so I could explain the problem. He gave me a time that he would be at my home. He called me when he was on the way. He arrived at the time he had said he would (3:30pm). He showed me the problem. Water heater was leaking. (It was 22 years old). It needed to be replaced. He put down flooring, new cabinets, and had a good idea of using a tight space to add a broom closet. He installed a shower , new flooring and found the space to add a half bath downstairs.
