Homeowners insurance usually doesn’t cover foundation cracks. They are considered normal wear and tear that every home undergoes. Your foundation in general is likely covered for things like fire and water damage, but most companies don’t insure damage caused by settling, shifting soil, earthquakes, and floods, which commonly lead to foundation cracks.

Gaps in new construction are common and typically not a cause for concern. New homes experience settling during the first one to two years as the foundation adjusts and building materials acclimate. Monitor gaps during this period and address them once settling stabilizes to avoid repeated repairs.

Normal home inspections do not include sewer lines or septic systems, hazardous materials like radon or mold, swimming pools, electrical systems, or pest problems. Most of these require a separate inspection by a qualified pro in addition to a general home inspection.

There are many things to look for when buying a brick house. Here are some of the key things you should pay close attention to.

  • Lintels: Look for cracks, holes, displacement, or corrosion

  • Mortar: Check to see if the mortar is old and crumbling, in need of repointing, or new. Also check to see if the mortar has a professional finish.

  • Walls: Check along each side of the house. If a wall is bowing outward, this indicates a severe issue such as foundation damage or that the walls are ready to fall.

  • Cracks: If there are stair step cracks in the brickwork, this indicates an unstable foundation.

An inspection can take up to an hour, depending on the type of AC system you have. If you need to add more refrigerant, expect an extra 30 to 45 minutes.
