Performed a home inspection for a home I purchased in 2014. Noted knob and tube wiring in the attic and stated that it was dead after checking it. Selling the house 6 years later, low and behold, live portions of knob and tube wiring. And other live portions visible in the basement. For as serious of an issue as this could have been, more diligent work should have been performed. Incredibly disappointed at the poor quality exhibited.

He was very thorough and gave me excellent recommendations. I was extremely satisfied.

I hired Griffin Inspections to do 2 home inspections. The first one was completed and I decided against buying the house so I requested a second inspection when I found another house. Andy was thorough and completely inspected every aspect of both houses. He climbed on the roof of both houses and the first one was a two story house and was scary for me to watch him so high up but he did a thorough roof inspection and found numerous issues on the first house. He even had to deal with my meltdown when I realized the first house was in much worse shape than I thought. When it was time for the second inspection, Andy gave me a discount which I really appreciated. The cost listed below is for the first house and included pest inspection and radon. He took the time to explain every aspect of the inspections to me and the follow up reports were comprehensive and extremely easy to understand. Hopefully I will never buy another, but if I do, I would call Griffin to do the inspection and will recommend him to anyone looking for a home inspector.

I hired Griffin Inspection Services to complete a home inspection so I could determine if the house was worth purchasing. I called off work that day so I could be there during the inspection. As a single mother of two boys I was relying on the inspection to determine of the house was safe for my children and I. I spoke to Griffin about the roof. I knew it was older and would eventually need replaced but I told him I couldn't afford to pay for a new roof right after buying the house. He told me I had about 3 years left. He did not go on the roof but took pictures from a mounted camera that he did not mount. Based on his opinion and the photos I believed I had time to save for a new roof. 13 days after I moved in it rained and while I was sleeping water came down in my bedroom from the light fixture hanging from the ceiling. I called Custom Remodeling LLC to come and determine were the water was coming from. The owner climbed into my attic using the rafter and immediately found black mold and broken wood on the structure of the roof. Water was coming from the roof into the attic and down into the light fixture and it was clear it was going on for awhile. While this obvious leak and hole were missed by the inspector because he doesn't have to go inside my attic ( actually if you look at his contract his number of items he 'shall do' verses the number of what he doesn't have to do is very telling in the quality of service you will get) What was SHOCKING was the hole the size of my fist he missed on my roof. (See pictures) there were a total of 20 holes on my roof and he didn't mention one. While I had to get a new roof installed that I couldn't afford I decided to go though his list of recommendations to make sure my home was safe. One recommendation was to have an HVAC company come out to service the AC coils and furnace and he stated they were VERY dirty. I called a company to come and clean it and had them read what he wrote so they knew what exactly needed done. The guy came up and said the system was CLEAN. Confusing right. After going though paperwork the previous owners left I found a receipt from Aug 2017 showing the HVAC unit was CLEANED and serviced, the inspection was done Set 2017 and marked VERY Dirty, I paid a company $95 to clean it based on Griffin's recommendation in November and they stated it was CLEAN. I am sick at his lack of care for my children's well being and my own. $500 for an inspection and $95 for a service I didn't need. I can't trust his report now and will have to pay anyone inspector to come in.

Andy was very responsive and professional, and the inspection report was very thorough. Because I was out of state at the time of the inspection, Andy went the extra mile by sending me videos, responding to my texts, and calling me to go over problems that he identified. He seemed very knowledgeable but also honest about the purview of his expertise. The reason I am giving a "B" for punctuality is that the report took a couple of days longer than quoted by the receptionist who made the appointment. Overall, though, I was quite pleased and would highly recommend Griffin Inspection Services.

Andy was able to schedule us on very short notice, which was greatly appreciated. He was on time and performed a thorough inspection, taking time to explain everything he was looking at, both good and bad, in each room. Despite it being new construction by a reputable builder, he did find a few areas for concern and created a detailed report with photographs. We were able to take this to our pre-drywall meeting with our project manager and have all of the issues resolved to our satisfaction. Exactly what we hoped for, and really helped put our minds at ease that we have built a quality home. We will likely have Andy come out again before our year long warranty period with the builder is up to do one last sanity check. Overall very pleased, and highly recommend Andy and Griffin Inspection Services.

Mr. Griffin was very responsive and accomodating and squeezed us in during their busy schedule because of our time frame He was more than THOROUGH. Home Inspection went very well, Andy was very professional and explained everything to us and he was very thorough and patient. Andy took his time with the inspection. He inspected everything and he is an excellent inspector that I would hire again and will recommend him to friends and co-workers.

Andy Griffin and his assistant arrived right on time. They had a systematic approach to inspecting the house. They welcomed and encouraged my participation. They took the time to answer many questions along the way. Andy used equipment to look for problems which might not visible to the naked eye (e.g. moisture sensors, infrared cameras, etc). He provided a detailed report a couple days later. He was also available via phone/email to address follow-up questions. This is my second time using Griffin Inspection services and I would use them again.

I never met Andy in person as I am not yet in the Pittsburgh area but through telephone conversations and the 70 PAGE WRITTEN INSPECTION REPORT, he was extremely professional, knowledgeable, and accessible. He did the inspection exactly as expected and met all the deadlines that he set out when I hired him. I was extremely pleased with the thoroughness of the report and the issues he found. Informally, he also gave me some ideas of how to fix certain issues and what some planning figures might be for repairs. Overall, really nice experience and I would definitely use him again.

Andy was very professional. He offered good advice and was thorough with his work. Since his inspection was as detailed as it was, it may have saved us a mistake in purchasing a home that would have been a bad investment. Great job. No complaints.

Due to a last-minute issue, I was unable to attend the home inspection in person. However, I was very impressed with the quality of the report Andy provided. The layout, organization, detail, and pictures were all fantastic. This report was significantly better than two other home inspection reports I had on prior homes. I wish Andy had done the inspection on the home that I am now selling when I bought it a few years ago! I would (and will) highly recommend Griffin Inspection Services to anyone.

Andy was prompt and dedicated the whole time during the inspection. He took his name and inspected every nook and cranie of the home. He explained everything he was doing and was very informative with what can be done to fix whatever issues appeared so and so forth. I recommend him for any home inspection. The report was very detailed and easy to read and follow.

Griffin Inspection Service was great. Very thorough and informative. The report was perfect. My only suggestion is that he adds a new service that inspects the carpets for animal urine. The buyer could easily buy their own black light, but if it was done by the inspector, there would be no question for the seller. Thanks! We will see you in 10-15 when we move again.

Well, first, he's a very pleasant person. He did two inspections for me because his first inspection revealed red flags so I bailed and kept looking. He is also being nice after it all with questions along the lines of "first home owning for dummies" which is nice. Basically, I would trust him and will undoubtedly pay him to come and check things out in my new house and give me direction on how best to maintain it.

Andy was great!! He is super nice and seems to enjoying explaining everything he is doing. He is a former contractor and knows building codes, construction, and what to look for regarding short cuts. Very professional and spent nearly 4 hrs going through every aspect of the house. He answered all questions in detail and was very knowledgable. He utilized heat sensing equipment to look for uninsulated walls, gaps, hot breakers, etc. His report was sent the next day with photos that included arrows or boxes around the items that needed addressing. Very detailed report and professional. Have no reservations in recommending him.

Andy arrived exactly at the time agreed to for the home inspection. He started by performing an exterior examination of the home including the foundation, siding, roof, decks/porches, etc. He then proceeded to inspect the house from the bottom up and examined closely the basement. Given the nature of the home I was concerned about the foundation having structural issues, but he inspected closely and determined that there was nothing to be concerned about. He did however make note of any minor issues and documented those in his report just for informational purposes. He surveyed the electrical panels and was able to identify a possible loose connection on one of the breakers using his infrared camera (awesome!). He also used the infrared camera and a moisture detector to identify any areas of water penetration in the foundation walls and throughout the house. This really is beneficial to the me, the potential home owner, as it provided me with a method of "seeing through the walls" to get a better picture of what I was actually buying. After reviewing the remaining floors and taking what seemed like thousands of pictures he wrapped up and told me I would have the report in a few days. After receiving the report, I was extremely impressed with how detailed it was. There was a summary section up front that documented any issues or areas of concern, but then each area that was inspected was thoroughly documented and photographed in its own section. I was extremely pleased with the work that Andy performed and he was a genuine pleasure to work with. I had the opportunity to spend much of the time with him while he was inspecting the house and he was able to provide some helpful insight into what he was reviewing and was extremely knowledgeable about the home inspection process in general. I would gladly hire Andy again would I require additional home inspection services.

Andy arrived on time and got right to work. He is very thorough and is happy to explain things as he is going along. He actually prefers to work with you as the home buyer and seems to enjoy answering our many questions. He is patient and has a good sense of humor which makes the process of exploring the "new" house enjoyable. Andy identified many small things we would have overlooked and made sound recommendations as to whether or not an item absolutely needs to be fixed or if it was optional. The report we received in PDF format following the inspection was excellent and a great tool to use for negotiating with the sellers. We plan to keep it and use it as a way to keep track of the smaller items we intend to fix once we move in. We absolutely recommend Andy for anyone in the Pittsburgh area needing a competent and thorough inspection.

Andy was very thorough and gave an honest, complete appraisal. He arrived on time, spent about 3 hours, and detailed items that were functioning properly and those few items that needed to be fixed. (We had already corrected and updated several areas when we had the house pre-inspected by a different company 3 years ago before renting it.) The report we received was well-written, contained many pictures, and was delivered as promised in email. It was very useful for us to use as we fixed the few problems that he had identified in the report, and we feel confident that everything is now taken care of as we list our home. We would highly recommend Griffin Inspection Services to anyone who needs to have their home inspected--buyers or sellers.

Mr. Griffin, was on time and most of all very informative. The seller had basically blocked the entry to the attic (in my opinion to keep the attic from being inspected) so Mr. Griffin broke out some new technology to still enable him to conclude that the roof was leaking. because of this the seller had to put a new roof on the home prior to us buying it. I recommend Mr. Griffin to any and ALL buyers of a home. He answered all y questions and if he wasn't sure he guided me in the direction to get the answer.ttsburgh

We hired Griffin Inspection to perform the home, radon, and pest inspections for a home we're purchasing. Andy was very prompt in his response to our initial inquiry and very easy to talk to about our concerns with the property. We could not be present for the inspections but we feel as though we were because Andy did such a great job at providing us with a detailed report and pictures of his findings. I wouldn't hesitate to use Griffin Inspection Services again and would recommend him to all.

I needed to have my roof inspected as part of refinancing my mortgage and was under a deadline to have the work performed. Andy was very responsive to all my messages prior to the inspection and came out early on a Sunday morning to inspect the roof. He was on time and great to deal with. He inspected the roof, took some photos and provided me with documentation to give to my mortgage company that same night. I'm very happy with the service that I received.

Andy from Griffin was wonderful to deal with! On time, thoroughly explained everything and presented a very detailed report promptly. The report enables me to speak intelligently with a contractor about future repairs and includes photos.
