"I am surprised by this review. I understand you can't please everyone ALL the time. However.. county records indicate this person did not buy the house that I inspected for her. Why not? Did my report play NO role in walking away from it ? And if not... " I just didn't feel it was thorough enough" is a bit vague. Granted, I do not report a loose screw on a door knob, or a wobbly toilet paper holder.... alot of inspectors will document all of this petty-ness, in order to fill up their report. That is NOT what a home inspection is about. If you look at ALL of my reviews, here and on Google, you will find most folks find my report to be the perfect amount of valid information, organized in an easy to read report. I don't know what prompted this person to write such a poor review... I never heard a word from her after the inspection... IF I had, and she had a valid reason for her unhappyness.. I would have been happy to refund her fee...."
I found Tim online and checked out his websight. I was very impressed with what I saw so I decided to give him a try.I contacted him by e-mail and he was quick to respond. He was busy but agreed to do a home inspection on a saturday at noon. I arrived about 15 min early and Tim was already there . I had many questions and he took the time to explain and answer everyone. He worked with a pest inspector named Joel , who was also very informative. Tim spent about 2 hours ,going over every inch of this house. I was VERY IMPRESSED with his work. I have since moved on from that house and located another. I immediately contacted Tim and set up another home inspection. This time we scheduled on a Thursday at noon and I arrived early and Tim was already there , doing his thing. This time the pest inspecter was Mario. I had many questions for him and he took the time to answer everyone. Since I was a repeat customer ,Tim gave me a substantial discount even though the price was already a bargain. If you need a home and pest inspection, done by some honest down to earth good people ,then give Tim a call.
I have worked in the building industry for a long time, but did not want my enthusiasm for the home I was planning to purchase, overwhelm my objectivity - Mr. O'Leary was a perfect fit.
He was thorough, inspecting all the important components of a dwelling and the systems, was clear about what he could and could not do, without creating liability issues (like bleeding radiators which might not stop leaking once opened). He was clear about what was working and what needed attention by contractors specializing in the relevant trade (Masonry work required to address water infiltration), and even offered experience about what not to expect to repair back to original conditions (old, leaded window)s. His report was succinct, both myself and the insurance company (who had reservations about certain custom-built elements) were able to rely on the report for our respective needs.
I had some concerns about hiring a home inspector, after a previous experience with a highly rated contractor were less than ideal. I would recommend Mr. O'Leary without reservation.
Tim was also quite helpful with follow-up in this inspection, quickly responding to emailed questions I had. His report is our maintenance checklist for the house.
In a previous attempted purchase, Tim's forthrightness was essential in my avoiding a very costly mistake related to a house with poor foundation. I was very grateful for his honesty and expertise in explaining why this was not a fixable problem.
I would recommend Tim whole-heartedly.
inspection on the home I am purchasing. Tim O'Leary was also punctual. I had arrived 15 minutes before our scheduled time and Tim was already there and had already put up a ladder to inspect the roof and gutters as best he could, as it is February. Tim was very down to earth and took the time to explain how certain items worked and in some cases how easily certain items could or could not be repaired. The inspection took place on an older home, roughly 60 years old, so I asked quite a few questions. He was very patient and took the time to answer my questions in plain English, which possibly lead to the inspection taking longer than usual. I believe his inspection was very though, as was his inspection report. I would like to point out that I did receive the report via email the next morning, and the report was not a one size fits all checklists. Rather the report was written in plain English making each section (electrical, plumbing, heating, masonry, etc.) very easy to read. I also had a radon test and a pest inspection performed as well. Time mentioned in advance that these services would be performed by others, but were included in the price he quoted me of $475. He also arranged to have the radon test started 48 hours before the home inspection took place, so the radon test would be finished and incorporated in to his report.
During the course of the inspection, I learned from our conversation that Tim was a retired contractor. I found him good to work with, and I would use services if I find that I need them again.
Update: Mr. O'Leary wrote a detailed reply in it he said no one in 2012 or 2013 said anything about the condition of my roof. In 2012 I wrote that the house had leaks in the front and rear of the house, when I called the company that the home warranty on the homewas with about the problems with the roof, they sent a roofer out, he said the roof was not installed correctly, even the flashing was installed wrong, thus the warranty to do any repair work on the roof was void. No one influenced or put pressure on me to install a new roof. There were just too many problems, and we were fortunate to find the problem that needed a beam to support the garage, and install new plywood were soft spots existed in the roof. This was not a 2 year delay in reporting roof issues with this home. The home was inspected in 2012, and I wrote of problems with the roof in 2012. I just want the correct information to be documented.
