"We solicited several estimates and all were in the same range.  We found Manfredia through this site with consistently positive reviews.  We chose them primarily because Wally was detail oriented in providing the estimate and very receptive in answering our questions during that process, and we were confident in the quality of work we'd receive.  Our expectation based on discussions was that Wally would be onsite most/all of the time to drive and supervise the work being performed.
The pro's
- The finished product is good in general.  We receive compliments on the overall appearance.
- We're very pleased with the woodwork and trim.  All framing and construction of the bar were handled almost entirely by one of Wally's people and were excellent.
- Everyone on Wally's team were polite and professional.  Wally himself was personable and receptive to feedback at the end of the project.
The con's
- The project was completed significantly later than promised.  Wally estimated it to take 2 months but took 4, after starting 2-3 months later than expected.  Overall it finished 9 months after signing the contract, which caused it to overlap with us having a baby despite Wally's assurances on several occasions that the project would be done prior to the baby being born.
- On all but a handful of days days there were 1-2 workers onsite for a few hours despite the timing issue described above, with a rotation based on specific tasks, and at times when different workers came out there didn't seem to be a full understanding of details of the work to do.  Wally was onsite at most a couple hours per week and did not seem attentive despite the size of the project.  He was responsive in spurts when we contacted him and voiced concerns over the timeline and quality of certain work (i.e., sent out a larger team for a day and/or came out to do a few hours of work himself).  Work was redone when we pointed out issues we saw but otherwise there did not appear to be any substantive quality assurance.  We actively followed up on permits ourselves to try and reduce delays.
- The contract indicated the company's in-house electrician and plumber would do that work but it was subcontracted.  The plumbing was satisfactory, but the electricians showed up several times without a clear understanding of the work to do.  For example, we had baseboard heaters as part of our project plan, and it was discovered at the end of the project that the wiring was not done to install the heaters.  The electricians had no knowledge of installing heaters.  Holes had to be cut in the walls and ceiling, then the wrong type of heaters were installed and had to be replaced.  Light switches were installed without dimmers and had to be replaced.  Lights above the bar were wired to the wrong spot and holes had to be cut to move.
- The drywall/spackle work is mediocre.  Finishing of certain soffets and corners are not right angles.  There are visible cracks continuing to form, screws, lumps, ripples, corner tape, etc.
In terms of the overall finished product, with improvement in the drywall work, we would've been satisfied with the quality of work.  However, we would not choose Manfredia again for this job or to do others, primarily due to the approach to managing the project.  We expected greater attention and felt we had to take responsibility for various activities that we expected the general contractor to do.  The timeline did not fit the expectations we were given and we repeatedly stressed as critical.  We communicated these thoughts to Wally at the end of the project and he was receptive to the feedback.

Woodworking questions, answered by experts

Wooden soffits, when properly cared for, can last between 10 and 25 years, depending on the type of wood and the climate you live in. Certain wood types will last longer than others, and you might want to consider the cost of replacing soffits when you break down the total project cost. While an initially higher-priced material might seem counterintuitive, it can make more financial sense if you don’t plan on moving.

It is common for a contractor to ask for a down payment before starting a project, especially for jobs that require purchasing materials and equipment or hiring a crew. The deposit amount can range from 10% to 50% of the total job cost. While a request for up to 50% is not unusual, a contractor should not ask for more than that, and you should never pay for a project in full before the work has begun. To protect yourself, always discuss payment terms before starting and have a written contract that outlines the project timeline and expectations. Additionally, be sure to hire reputable contractors and check their licensing and insurance before the project begins.

Landscape timbers can last 10 to 20 years in the ground when installed correctly. Pressure-treated timbers will last longer than non-treated ones, as pressure treatment makes the wood more rot-resistant. Wood exposed to high moisture levels or extreme temperature and weather fluctuations may not last as long as wood in drier areas with more consistent weather.

A contract should outline the scope of work, timelines, costs, payment schedule, and materials used for clarity and protection.

If you don’t have a power saw with a blade where you can adjust the angle, you could use a miter box and hand saw to make the cuts. The miter box contains wide slots to support the piece of baseboard and other narrow slots to accommodate the blade of the hand saw. However, it’s tough to make non-standard cuts beyond 30 or 45 degrees when using a miter box.
