Colonial Remodeling is a Full Service Remodeling General Contractor in business since 1996 that is well known for its keen attention to detail, value-based pricing, and on-time project completion. Additionally, we specialize in projects using low maintenance exterior products without compromising on aesthetics and Design/Build home addition and remodeling projects. "Staying true to the character of the home and its neighborhood, that is the key to performing a great remodeling project," says Colonial Remodeling's owner Jon Hickox. "In many cases, it is just a matter of updating a home that needs a little TLC; however, this can also be a great opportunity to implement some additional changes and enhancements which can make a tremendous difference in the home's overall usability and curb appeal. Each home is a different case and it takes years of experience in order to make the proper recommendations as to what design updates make for a good fit for the home and the neighborhood. This is where our design team and craftsmen and all of their experience make the real difference." Whether it's designing and building a new porch, portico, or addition, or even choosing and installing the proper roofing, exterior siding and trim detail that restores the luster to your home that it's lost over the years, the designers and craftsmen at Colonial Remodeling will provide the professionalism, service, and high quality results that you expect. **Satellite office located at 600 Eagleview Blvd. Suite 300, Exton, PA 19341. We install James Hardie Siding.

"2nd review. 3 years ago I left a glowing review about Colonial. Chas Kubrick is AMAZING!! They were professional, the construction team did a fabulous job and I think I only found 3 nails. I purchased the upgraded roof and upgrade for beautiful Hardie siding. Fast forward to today and I'm leaving a 1 Star review. Why? Because last week I called about some problems and learned that they only warranty their work product for 2 years~ small but important fact that must have been in the contract and I missed. It certainly wasn't spoken. I recall the wonderful Hardie as well as the CertainTeed Roof warranties but nothing about a 2 year repair warranty from Colonial. Given that information would I have chosen a different company? Of course! I have 2 major problems, a leak inside of my sunroom as well as a problem with the siding which has destroyed a window and French door. A technician came out for the door and explained the when the siding was installed on the deck, they failed to do the flashing. And well, you can see in results in the pictures. When contractors come to provide estimates without missing a beat, each says I shouldn't be having these problems after 3 years and that Colonial should repair. I explain the 2 year clause they laugh and proceed to share their warranties and that Colonials isn't the standard. Two years? That's the honeymoon stage problems seldom arise. So, here we are, either file a claim with the roof and siding manufacturers, pay out of pocket OR file a claim with my insurance company. Each option sucks because I went with a company which doesn't provide an actual warranty for their work product. Don't be me, be better."

Structural Engineering questions, answered by experts

A construction manager is particularly useful in the case of a large-scale build with custom design elements, so it’s usually worth it to hire one. They can help manage your budget, maintain quality control, oversee timelines, and navigate unexpected hurdles. While construction managers are pricey, they can actually save money in the long run by identifying cost-saving opportunities and ensuring the project stays within budget.

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

In many areas, advice from a structural engineer or an architect will be required by your building department before you can remove a wall, but even if it’s not necessary, it’s a good idea. Accidentally removing a load-bearing wall—even if a general contractor advises that it’s safe—can cause major structural damage, putting you and your family at risk and potentially costing thousands or tens of thousands of dollars in property damage.

It’s possible to drill into an LVL beam, but you should always avoid it. LVL beams are major structural components of your home, and drilling into them can weaken them and lead to cracking over time. If you need to drill into an LVL beam, consult a structural engineer. They’ll know the bit size, depth, and directionality that’s safe to use when drilling.

A structural engineer evaluates any structural components, like floors, foundations, walls, and roofs, to ensure they can support the structure. They also consider the soil quality in your area, potentially extreme weather conditions, and proximity to bodies of water and groundwater to ensure your building can withstand any stresses placed on it by the surrounding environment. Structural engineers work on both new and existing buildings.
