My roof was 20+ years old & required full OSB on top. Hunter my project manager was very transparent & kept me in the loop consistently as the project unfolded & helped me update the financing (due to full OSB adding labor & product) with zero hassle. Once you do find a roof inspector you like, check their online presence, read customer reviews, and give them a call. 

Make sure they’re properly licensed and insured in your area. It’s also a good idea to hire inspectors licensed by both the National Roof Certification & Inspection Association (NRCIA) and the International Association of Certified Home Inspectors (InterNACHI).

One of the best ways to know your chimney is good to go on any given night is to simply look up into your flue with a flashlight. If you see a thick buildup of creosote—a shiny, dark substance that looks like tar—it’s best to have your fireplace professionally cleaned before you go ahead with the burn. Additionally, having your fireplace professionally inspected once per year can also help increase your peace of mind and keep your family and your home safe.

Prepare to leave your home for a long absence by making sure small appliances and electronic devices are unplugged. You should also shut valves to your sinks, dishwasher, and washing machine. Set your thermostat closer to outside temperatures or a minimum of 55 degrees Fahrenheit, stop your mail (or have someone pick it up), and put at least one light on a timer.

Self-management is possible but requires significant time investment and an understanding of legal and operational responsibilities associated with property maintenance.
