Unfortunately, he missed a couple of major issues. The basement wall has a diagonal crack through it, which was not mentioned in the report. When I contacted him to ask him about it, he sent an extremely brief reply, saying it wasn't a problem and could be fixed but not necessary. I replied to clarify, asking if he had noticed it or not during the inspection. He dodged the question, only saying it was mentioned in the report, but it wasn't. There was only a very generic disclaimer saying that hairline cracks that don't affect the structural integrity wouldn't be mentioned. This crack is 1/4"+, definitely not a hairline crack. The first reaction of one contractor who saw it was "WHOA!" I certainly would have liked it mentioned. Additionally, there is a subterranean termite infestation which he apparently missed. It appears they are gaining access through the unmentioned foundation crack. We are now looking at having to tear out all the finished basement walls, repair/seal the foundation, and spend thousands on a whole-house poisonous termite treatment right as we're expecting a baby. I understand it's impossible to have a 100% accurate home inspection, and Tom seems like a great guy, but the purpose of hiring a home inspector is to make an informed buying decision, and in this case, I don't feel I was equipped with all the necessary information to do that. There were other instances that also make me question his integrity. For instance, my cabinets came from Ikea and he was going to Portland and said he would pick up a cabinet door that we were missing. He did not buy the style that I asked him to, instead he decided to buy a different style. After putting it in the kitchen and deciding he didn't like it, I had to make another trip to Ikea in Portland to purchase the right door. During a later trip he gave me the original door to return, when I was taking it into the store I found that he not only was having me return a door that he had drilled but that he had also put in the package of the second door purchased. I did not return this as I am not a dishonest person but he sent me there to do that knowing that it should not have been returned that way. So now I have a $70 door that I can not use and cannot return. The outside work was a horrible experience from the start. I did not get the wall that I wanted or that I was told I woud get. When he first rbought the drawing he made, I told him that was not what I wanted and he said not to worry that I would get exactly what I wanted. I would go to work and come home and he would do exactly what he wanted but not what he had told me he would do. The wall is not functional for what I want. There is a lot of additional expenses that I should not have had. The wall was not completed before the weather turned bad so he covered it with plastic, with board stapled on both sides of the plastic to hold it down. The plastic and board blew off it a storm and into the street. He made no effort to do anything about it. I was told that the color of the stone would stay, that the elements would no change it. That is not true and my splotchy caps show and being exposed for a winter. He than came and put sealer on it, without my knowing he was coming to do it, and so now there is nothing I can do but live with it and it looks awful. It would have looked better if he would not have sealed it and all the color could have come off. I had made an agreement with the neighbors to run the wall to there driveway, which was a few feet on their property lines. Joel agreed to do this and I came home from work and found a column four feet from where it should have been. He told me that he had decided with my mom to move it. I told him that was not their decision to make, and my mom denies that she made this decision with him, but he did not care. I wanted an easy care front and I told him the yard had to be even to run the riding mower over and that there could not be caps sticking up on the sides of the walkway that it had to be flat with the ground. I did not get that either. There are caps above the ground level and that mover cannot go across it. My requirements for the front of the house were simple. I did not want cement stairs and the stairs had to have handrails. I came home from work and found that he had poured cement stairs and no handrails. When I told him this he said well that was what he had decided to do. (After he had completely finished I found under a plant stand on my front porch the inspection report where it is noted that there were no handrails because the homeowner did not want them). He lied to the inspector to pass the inspection. If I had known that at the time I would have gone and talked with the inspector. The quality of the work is good, but it is definately not what I wanted or what I was told i would get. When he came and gave me the final bill, at that time I still thought he was honest, I gave him a check. He showed up at my house with the bill when i did not know he was coming. I just wanted him out of my house and so I handed him the check saying that I would look at the bill, and if there were any problems that we would get together and work them out. When I looked at the bill I found that he had billed me for hours of work when he was not here, I was home from work those days. On December 4th he had told me I was paid up to date and that he only had about 30 hours of work left to do. I was billed for 103 hours after that time. I have written him two letters askng for explanations. I received a letter but not explaining the questions I had asked. He did send me a check for 436.92 for gas for his truck, insurance for the car he bought from me, and to replace the locks on my house. I did see him and his wife at Home Depot and was assured that he would call and that we would work this out. I have been waiting for a year now and he has never called. The locks on my house had to be replaced because he told me he would meet the plumber and electrician at my house, that I did not need to stay and wait for them, that he would be here. Instead he gave out keys to my house, without my permission, I would never had agreed to that. The spare key hidden in the garage, the one he gave out, was never returned. I came home two different days and found my front door unlocked and then found the key was missing and so I had to replace the locks and deadbolts on my doors on Christmas Eve When I confronted Joel about this he lied and said he did not give out the key, which I knew he had because the electrician and plumber confirmed it. He finally did admit that yes he had given out the key. My overall experience was horrible and I would never let this person on my property again.

The coupon: On angies list there used to be a coupon that gave 50% off the total cost of a package deal: which included packing, moving, and cleaning. This was one of the reasons I chose this company: that plus the total time it would take to move my house was less than the other two moving companies I had received estimates from.
Estimate: Came over for an estimate aprx 2 weeks prior to having service. Showed up late - but called first, which is always wonderful. Estimate was for packing of entire house, moving, cleaning, and delivering my stuff to a storage place. Individuals that came to give estimate were two woman, one who I came to find out was the sister of the owner, one in training. Very polite and thorough. Gave estimate as to how big my storage unit should be as well - which was helpful due to me having no idea what size would work for all my stuff.
Packing: When they were thirty minutes late, I called the owner. Apparently there was no record of my move - even though I had been given a schedule of when the packers, movers, and cleaners were going to come, and specified the exact date. The owner said they were going to take care of me. I called back 2.5 hours later - he was still working on it. 3.5 hours later "packers are on their way". Since I am on an extremely tight schedule, I went out - bought boxes - and had 55% of the job done and packed prior to them showing up. The only room that was totally left was the kitchen, and some clothing items since they TOLD ME they would provide wardrobe boxes. When the packers showed up - I was informed that one was the brother of the owner, the other the mother. They did the best they could with packing, but I think they were in over their head - as items throughout the house were left unpacked at the completion of service. Again I had already packed numerous boxes, and everything had been staged in the hours waiting for them to show up. They were surprised to hear I was told they would supply wardrobe boxes.
Moving: When the movers came- they start to immediately move. It was a normal moving process, nothing to report that stood out good or bad EXCEPT the owner told me that he was going to have to call in the movers as no one was available. I came to find out that these individuals who were sent to my house were "sitting at the office" with nothing to do. After helping the packers pack all my stuff, I then helped the movers move the stuff from my house into the moving van. I was an active participant in this process - and although I did not handle any "heavy stuff" I had a dolly, and helped load/unload to quicken the process.
Getting the stuff into the storage unit: The initial estimate the people had given me was unavailable at my storage unit - so I went one size up. THANK goodness I did, as we barely had enough room. The movers told me we were going to unload everything out of the van, and get the big stuff in the unit first. That seemed fine - as by this time I was exhausted beyond belief and just wanted this day to get over. Well, it started to pour down rain. We then frantically got all the 'destroyable' stuff inside, and attempted to dry all the items prior to stacking/packing them into the unit. Again I actively helped throughout this process, not looking over the shoulder help - actually carrying things and being told were to place things, etc.
Cleaning: After finally coming home, I was exhausted, and just assumed my house was up to normal standards. I also was dealing with the coupon issue [will discuss at the end] so I did not inspect. My mistake, I had to hire another set of cleaners - as my renters were moving in the next two days. The worst part was the fridge. I recently bought a stainless steel fridge - worth over 1500 dollars, and the cleaners apparently destroyed the front by using some scrubbing brush [unneeded] and scratching up the surface. My property manager is now working to get that sorted out.
THE COUPON: Even though they were 4 hours late, did not bring the proper equipment, did a sub par cleaning job, and scratched my fridge I would have been okay and they would have gotten a much better review. [Granted, if they had showed up on time my stuff would not have been downpoured on]. When I produced the coupon upon completion of service the mover had to call the owner who said he would NOT ACCEPT IT. The owner - who is the most unproffessional man I have ever spoken to over the phone - accused me of forging it. Clearly it was from angieslist [it had the website address on the bottom of the page]. The kicker is that I did the majority of the packing, and was an active participant in the moving process. At the end of the day - over the phone, because the owner never appeared or apoligized for the h*** that was my day - I just paid what they told me to pay.

I contacted multiple foundation contractors in the greater-Portland area and Ram Jack was the only team that provided a full worse-case estimate that included everything that I may need to permanently stabilize the home's foundation. Other contractors' estimates were higher, omitted some of the features of Ram Jack's estimate, and involved greater excavation work around the home. While I was collecting estimates, I had multiple contractors check the levels on the house and could see the home was continuing to sink as much as half and inch in some areas within only a few months, so I knew I had to do something soon as the hotter summers are causing significant erosion to the clay soil in north portland. After paying the 50% down payment, I was quickly in touch with multiple project managers and structural engineers who were able to answer my questions as the work plan developed. I work from home and have two cats, so I was a bit worried about the noise and needing to leave at certain times during the work. Ramjack devised a plan of installing 12 helical piers from the basement and 2 outside for a small crawl space area as well as replacing most of the piers in the basement that had water damage. During the excavation and pier installation, I didn't have to leave my house at all, my cats were fine, none of the utilities ever needed to be turned off and none of the neighbors said they heard more than the hum of the generator outside; insane professionalism. The work team kept me informed at every step of the excavation and pier installation and was able to recover an inch of lift with only a few drywall cracks that I patched in a day. I could have gone further, but wanted to avoid any potential damage to the sewer pipes and stay within my budget. During the lifting, I was standing with the lead construction manager who kept me informed of every risk as we lifted the house bit by bit. During the excavation my basement looked insane with mounds of dirt everywhere, but the construction team cleaned everything flawlessly; all I had to do was a quick mop and the basement was good as new again. Overall had a great experience with RamJack; the 20 years in business shows, most everyone I dealt with had been working with them for years; the construction manager had been doing pier installation for 15 years. The work was expensive, but cheaper than the other local contractors, and certainly way cheaper than replacing the entire basement foundation.
