"Bill Ezell Construction Company failed to preform agreed upon work in a timely manner and the work preformed was far below professional standards. Ezell construction company provided estimates and then request addition overages for cost not included in the estimate. Ezell construction company (Bill Ezell) requested payments in cash and stated once he receives cash all records are destroyed. Ezell construction company left the structure open to the winter elements without a roof and failed to complete enclosure prior to winter. I do not recommend Ezell construction company. If someone is under current construction with Ezell construction company please protect yourself and family by keeping accurate records and make recordable payments."

Driveway Sealcoating questions, answered by experts

Hot-pour sealants have an asphalt cement base that might also include rubber and other materials to allow the seal to flex in hot or cold temperatures. Asphalt emulsion sealants are not heated but are liquid applications that use water and an emulsifying agent to allow the asphalt and water to mix.

If the goal is to reduce your lifetime asphalt driveway repair cost, driveway sealers with oil bases tend to last longer because their composition allows them to penetrate deeper into your driveway's asphalt. This provides deeper, longer-lasting protection compared to water-based products that tend to simply sit on the surface of the asphalt. Knowing that you won't have to redo your driveway as often could leave more room in your budget to cover something like the cost of a heated driveway.

The main difference between asphalt and blacktop is that asphalt has a lower ratio of bitumen—a low-grade tar-like crude oil—than blacktop. While blacktop is heated to 300 degrees or more, hot-mix asphalt is heated to a lower temperature, typically between 275 and 300 degrees Fahrenheit. Consult an asphalt driveway professional about which type of material is the best fit for your future asphalt driveway.

Maintaining a driveway depends on the material your driveway is made of. Concrete and asphalt should be sealed to protect against water and freeze-thaw cycles. Cracks and expansion joints should be filled with a flexible polyurethane caulk or asphalt sealer. Before you apply a sealant to your driveway, consider pressure washing the surface. It will take off any loose sealant and any grime that might have caused a stain. Sealing over dirt and stains will trap it under the sealer.

If you live in colder climates, consider using sand rather than salt to de-ice. Sand helps melt the snow and ice without speeding up the freezing and unthawing process of your driveway, which helps prevent cracks from forming from the constant fluctuation of temperatures.

Ideally, you should seal your driveway when there won’t be rain for several days, but at a minimum, there can’t be rain for at least 24 hours. If it rains shortly after you seal your driveway, the water can wash away the sealer and render your work useless. You’ll have to wait for your driveway to dry out and try applying again. Note that some sealers—like oil-based sealers or specialty fast-drying sealers—may cure faster. Ask your contractor for information on timing before the install, and if there’s rain in the forecast, postpone the job.
