"It went pretty smoothly. One of the best contractors I have had from Choice Home Warranty. Century Restoration Maintenance, LLC and owner PeAyre Gardner were awesome. I have had CHW several years and I wanted to cancel because every thing we called about they denied the claim. My husband decided to keep them. I was pleasantly surprised that they fixed both the leak and drywall in the ceiling from the leak. I did have to provide extra pics from the leak before it was approved as initially the claim was denied."

"The company made an appointment to perform interior painting on July 3rd. We were repainting the entire home and hired a professional to do the area over the stairs and the vaulted master bedroom.   The day before the scheduled appointment I was contacted and told they would be unable to keep the appointment and needed to reschedule for the following week.  I explained that the house would no longer be empty after July 4th and the painting needed to be completed prior to the move in. He committed to send a painter.  The painter arrived at noon the day of the appointment.  When I checked on the painter a couple of hours later he had rolled the ceiling and walls but had not done the cut in where the ceiling met the wall.  The painter told me that he "hates to paint".  I was surprised considering he was a painter and he responded, "I am not a painter.  I would rather build decks, hang drywall or pretty much anything other than paint".  I was shocked that the company didn't send a painter.  The next time I checked on him, he was working on cutting in the area where the wall meets the ceiling.  It looked horrible. The areas I painted looked 100 times better than what he had done.   At that point, I sent him home and contacted the company to complain.  To their credit, the company sent a real painter to the house after the move in.  That painter re-painted the bedroom and fixed the problems.  In the end, the master bedroom looks great.  The owner told me that they fired the guy they sent the first time, but from the reviews that other people had the same guy sent to their house.  I respect that they fixed the problem but I would not use this company again.

Drywall questions, answered by experts

Most repairs take 1-3 days, depending on drying times for joint compound and paint touch-ups.

You should always hang drywall from the top down. Starting at the top makes it easier to create a straight, tight line between the ceiling and the wall. Any gaps that occur will be at the bottom, where they are easier to manage. You can either cut the bottom piece of drywall to fit the remaining space or cover the gap with baseboard trim. Additionally, starting at the top is physically easier, as you won't have to fit the top sheet into a tight space between the lower sheet and the ceiling, or try to balance the upper sheets on the lower ones while securing them.

Fixing ceiling nail pops involves similar steps to wall repair, with the major difference being the orientation of the work. Ceiling nail pops can be more challenging because you may need to work overhead, which can be physically demanding and require additional safety precautions. Additionally, the ceiling may have different materials or finishes, such as textured surfaces, which can affect the repair process. Otherwise, the fundamental steps are the same.

Although they are used for similar tasks, spackle and joint compound are not the same. Joint compound, also known as drywall mud, consists of limestone and gypsum and is primarily used for large-scale projects like taping and finishing seams on new drywall. Spackle is composed of gypsum and binding agents, making it a thicker compound best suited for small wall repairs like filling nail holes or cracks, as it dries quickly and is easy to sand. For small repairs, either product can be suitable. However, you can use joint compound for small jobs in place of spackle, but you cannot use spackle for large-scale taping and mudding projects.

Whether you can reuse a drywall anchor depends on its type, material, and how it is removed. Plastic anchors, such as expansion or self-drilling types, are generally considered single-use because they are designed to expand and are likely to break or become deformed upon removal. Metal anchors, like toggle bolts, are more durable and can often be reused if they are not damaged during extraction. However, with toggle bolts, the toggle mechanism can fall inside the wall when the bolt is removed, making it difficult to retrieve. If an anchor is damaged or must be cut for removal, it cannot be reused regardless of its material.
