"Full time Contractor exceeded our expectations for a roof replacement. It was an easy and straightforward process to define and schedule our new roofing project. Jason Olinger took us through the process and the roofing workers followed up with excellent service. Our project was completed ahead of schedule with meticulous clean up."

"I recently had local exterior services come out for a roof and gutter estimate, and I couldn’t be happier with the experience. They were friendly, professional, trustworthy, and very efficient from start to finish. Their pricing was also very competitive compared to other estimates I received. One of the biggest reasons I chose local exterior services for my project was because they are a local small business. I truly believe supporting local companies comes full circle and helps strengthen our community, so keeping my business local was important to me. They kept the job site clean, worked fast, and communicated well and handled my project professionally the entire time. I would definitely recommend local exterior services to anyone looking for a roofing or exterior work."

"I hired Tim and his crew to replace an old shingle roof, add gable eaves and to install shingle roof with an attic fan. They removed the old roof in one day and left the property cleaner than before they started, which was outstanding! They stayed busy over the next couple of days and completed the work on time and the quality was excellent. I intend to call them again soon when the rest of my remodel is needed. I recommend Pacific Builders."

Roofing questions, answered by experts

Many homeowners believe that a modern home looks better with a flat roof than a sloped roof. A flat roof can provide several aesthetic benefits for modern homes. Among the pros and cons of a flat roof for a modern home design are the clean lines and straight edges that it delivers to improve curb appeal.

When choosing a roofer to install a green roof, look for someone with experience who specializes in green roofs. Rather than looking for a standard roofing contractor, you'll want to find a company that specifically offers green roofs. That company will have people on staff, such as a landscape architect, who understand the types of plants that thrive on rooftops.

A roof's ability to handle snow depends on its strength and the snow's weight, as wet snow is much heavier than dry, fluffy snow. While designs in snowy regions often allow for 35 to 50 pounds per square foot, a general guideline is that a typical roof can withstand about four feet of fresh snow, two feet of packed snow, or just one inch of ice. Factors like the roof's age, slope, and support structure also affect its capacity; newer, sloped roofs generally hold more weight than older, flat ones. Ice and ice dams add significant, dangerous weight. Because capacity varies, it is best to contact a professional roofing contractor or the original builder to determine the maximum snow load for your specific home.

The common formula for measuring a roof is length x width equals square footage. Professional roofers measure the length and width of your roof, including dormers, and determine its pitch and rafter sizes. If a roof surface is a triangle, they’ll divide that square footage by two, then add up the square footage of each surface to get the total for the roof.

The best material to sheath a roof will depend on your budget and if you require the strength of more robust materials. For most homes, the added strength is unnecessary, and oriented strand board, or OSB, makes sense. It’s inexpensive and robust enough for most roof types. Another popular but slightly more expensive option is plywood.
