"Jim completed a very challenging appraisal of my property which required him to go far above and beyond what is typically needed. I was very impressed with his comprehensive and thoughtful end product. His report that clearly explained his valuation methodology. The appraisal was high quality and accurate, and his service was very professional and timely. He spent a great deal of extra time looking in to public records and also gave extra time to talk with me, discussing the results and explaining all of the particular details. I would highly recommend Jim to anyone seeking an honest, reliable and skilled real estate appraiser."

Small jobs welcome

"Jeff Yano was a true professional in every sense of the word. He was absolutely fantastic to work with. He was very thorough in gathering information on my property, and presented me with a 46-page document on my home appraisal that was exceedingly interesting to read! I felt that the way he calculated the value of my home was very analytical, and spot on. His fee was also reasonable. I would highly recommend Yano Appraisal, Inc. to anyone needing this service."

"I used HomeAdvisor to find a good appraiser because Iâ m not in the same state as the property to be appraised. Mr. Churilla responded very quickly to my inquiry and after a short conversation, I felt comfortable hiring him to do the job. He was able to work within my schedule and was quick and very thorough in his assessment of the property. In all, I would highly recommend him for his knowledge and experience in the industry. Heâ s a true professional."

"Purchasing -  David was great.  He helped me find a house in 2011.  In this day and age a person can easily browse desired homes online.  But David was essential to the process of finding the right home.  He listed to what I wanted in a house, and not only did he do that, he discovered what was important to me as a person so that he could recommend the correct home for me. GREAT FOR FIRST TIME HOME BUYERS!  As a first time home buyer he was a wealth of information.  Basic things such as, since you want to garden this house may not be good for you because of the light in the back yard.  Something that I didn't even think about as I looked at homes.
He held my hand during the purchase process, which was long and drawn out because it was a foreclosed property.
I was very satisfied with him, which is when it was time to sell my house, he was the first person I called.
Selling -  Again David listened to what I wanted from this process.  I told him that I wanted to sell it quickly, without having people tromp in and out of my house for months while it sat on the market.  He suggested some quick fixer projects to ensure that the house looked good and to ensure that it would be easily approved by a lender.  He came back several times, each time doing a 1-2 hour walk through with our checklist of items that needed to be completed.  When I was ready to put in on the market we listed it on a Thursday, David held an open house on Saturday and by Monday had 3 offers, 2 of which were above asking price.  With all of the prep work that David suggested, the house sold quickly and easily, which is exactly what I told him I wanted!
David will take the time to get to know you, which is the most important process of purchasing/selling a house!

Property Appraiser questions, answered by experts

Mobile homes weigh anywhere between 45 to 50 pounds per square foot. Some newer options weigh up to 70 pounds per square foot. An average single-wide mobile home weighs 45,000 pounds, and a double-wide mobile home weighs about 70,000 pounds. Triple-wide mobile homes range from 90,000 to 100,000 pounds.

The condition and appearance of your yard can affect your home appraisal value. A well-maintained, attractive yard with curb appeal adds to a property’s value, while an overgrown, messy, poorly maintained yard can hurt your home’s appraisal. Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.
