"Jeff Yano is GREAT to work with. He was able to fit my appraisal into his schedule surprisingly fast. I had contacted other appraisers one never called back..another JUST called me back yesterday..weeks after Jeff Yano had already done my appraisal. He was thorough, kind & helpful. I would use his services again & recommend him to anyone looking for an appraisal. Thank you again for your help and kindness Mr. Yano, I appreciate YOU!"

Customers say: Terrific value

"He was prompt and professional. The standard appraisal form does not include any means to value ease of access and view. In a retirement community theses are both important purchase considerations. Not his fault but will surely impact value as perceived by candidate buyers."

"I used HomeAdvisor to find a good appraiser because Iâ m not in the same state as the property to be appraised. Mr. Churilla responded very quickly to my inquiry and after a short conversation, I felt comfortable hiring him to do the job. He was able to work within my schedule and was quick and very thorough in his assessment of the property. In all, I would highly recommend him for his knowledge and experience in the industry. Heâ s a true professional."

I do time wise appraisals but thorough, prices for appraisals is based on item or items to be appraised I am very efficient and thorough. "Working with David to find our home was a great experience. As first-time buyers, he went above and beyond to explain the buying process and to make sure we really understood what was happening. David spend a considerable amount of time with us talking and looking for homes ( and eating tacos). David researched the houses in our price range and desired neighborhoods meticulously and was extremely thorough, he pretty much knows everything about any house in the Portland metro and beyond. He was very, very helpful when it came down to decision time and helped us through the signing process as well. I have recommended him as an agent to several friends and everyone of them has loved working with David. David really cares if your experience is good and about finding the right home for you. We love our home and it's a perfect fit for us, our own little paradise."

Property Appraiser questions, answered by experts

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

Typically during transactions or refinancing, or whenever significant improvements are made.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

A koi pond may add value to your home if it’s a feature sellers are looking for. Like pools, ponds can affect your property value depending on their condition, whether they’re a popular selling point, and how well they’re incorporated into your home’s landscape.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.
