This is where the fun began. Because the upstairs toilets were running all of the time, I turned off the water valves (I will come back to this). Mike and his crew did the work as generally described installing a new sewer ejector pump ($3200!). I left his guys an email note that the guys had not fully cleaned up and left a mess of dirt and mud in front of my house. The plumbers called and highlighted that there was no water in the house and that I needed to get water turned on to test the system. I obliged, but the local water company is only open two days a week (really). (Remember the water was on and running when I was there the weekend before.) As per their request, the water subsequently was turned on, but there was a hot water side leak. So they just turned off the hot water and NEVER TOLD ME ABOUT THE LEAK. The electrician shared that the plumbers knew about the leak. (I found out first hand when water was gushing all of the floor that I paid to have cleaned up.) I went back to the house again the next weekend and the house basement was again totally flooded. My electrician diagnosed it as a float problem in the sump and was able to reset and fix it. I called and emailed Mike after cleaning the basement all day, who in turn blamed the electrician. I got the bill for the ejector project (and paid it) and got an extra bill for 2 hours at $88 per hour for adjusting the sump pump float. Obviously, I didn't pay this surprise bill and emailed Mike and his office manager to explain what the bill was for. I followed up an extra 10 times and I ended up calling Mike again. He responded "that he doesn't respond to emails". He highlighted the extra bill was for clean up of the basement. I am still scratching my head on how I authorized him to clean up the basement at $88 per hour. So in the end, I paid $3200 for an ejector pump installation, the house flooded from the part that he worked on and he left without mentioning that I had a hot water leak. Mike's comments were that "he wasn't there to work on the other plumbing." I paid the 2 hours @ $88 per hour and decided to move on. Don't make the same mistake I made.

We made our selections and had him update his proposal accordingly. The price of course did rise (there is only one direction with most pool companies so negotiate hard BEFORE you sign a contract. We reviewed proposals from 6 other pool companies and eliminated most almost immediately. It came down to three strong contenders, Riverbend, Advance and Gold Medal Pools. All three had good recommendations and made very professional proposals. The prices for the project ranged from over $100K to $65 for the stripped down version (so yes, there are big differences in price). Riverbend fell roughly in the middle and they were willing to move on price to meet where we wanted to be. Advance (Brian) Pools is a much smaller company, but very competent so would absolutely consider them in the future, but in the case they were not very competitive in terms of the product offering compared to the two larger companies. In reviewing their proposal, I would highlight following strengths: - 1/2" Rebar (much stronger than the 3/8" that most pool companies use) - Very competent in terms of equipment offering (I personally like Jandy) - Smart approach to plumbing your pool by running pipes through a single trench so they are easier to service -Design in terms of Spa - recommended a Captain's Chair (4 jet chair) in the spa, which was a great idea. -Most of the people who would work on your pool are their employees (higher accountability), but still some contractors (ask this question) -They use dry gunite, which is shot in place (stronger) -Gravel rock base instead of just sand and they build walls on own footing (not on deck) Weaknesses: -They tend to use the cheaper rocks and boulders for copping (Oklahoma River & Flagstone) instead of Arkansas, which is harder -Hank is a nice guy, but got a bit impatient with us toward the end and was ready to move on to the next customer -Design was not as good as some of the others (less creative) and they did not have the 3d modeling demo that most places use, which really helps you visualize what its going to look like. -they push Salt systems, which have more reliability issues and require more maintenance for your rocks and decking Ultimately, it was a very tough decision and I feel we would have likely been happy if we had gone with them as they are quality company. Interestingly, when we made the decision to go with their competitor I held off communicating to them for a few days in case anything went wrong (which we know can happen) and I never heard from Hank. I would have thought he would contact me to find out what I was doing, but never heard from him. Made me feel a little better about our decision though. I would have shared this feedback with him as well. Ultimately, I would say they are a quality organization and if you like their design then you could do a lot worse than working with them. A couple of tips for people building pools: -Negotiate the sewer and gas reroute into the cost of the pool (unless you are 100% sure its not going to be touched as it will) -Negotiate ANYTHING you think you want upfront as the day you sign the contract, EVERY change costs you. -Over estimate your decking as you will want more, trust me. It doesn't cost anything to reduce it later as the cost is 2X once you agree to move forward... -Review the plans in detail, THEY ALL PROMISE things that don't show up in the plan. Over-clarify and GET IT IN WRITING! They quickly "forget" what they promised to do. I have had to do a couple times already... -IT will take longer than you think, it always does...6 weeks? No way, 8-10 weeks is far more realistic if its an intricate pool. -Negotiate any landscaping repair you want UP FRONT, or you will get your yard back looking like a moonscape...they do not replace grass unless you specifically ask in the contract... -All pool companies try to get as much up front as possible, keep in mind that you want to hold back about 10% to make sure they finish the job. They will push back, but will take the work and you get piece of mind that it gets done. Fortunately, we caught it before it had done real damage, but could have very easily flooded the house if we were unlucky. When I raised the issue with him, he got very rude with me and told me that we rushed him. (really, 7 hrs?). i saw a side of him that I didn't appreciate and would not want around my family so took the time to share this review. That is not the case for all vendors. I received word from one of our guests that there was some seepage from the septic system into the yard. We had a plumber check it out, and they said it was a septic problem and we would need to call a septic company. When I called All American Septic (Mr. Septic is also owned by the same people), I was pleased to talk to a friendly person who seemed ready to get to work. Unfortunately, that was the only pleasant part of the experience. The owner of All American Septic told me he identified the problem, and that he saw roots in our septic lines. 1. They could clear the roots - $1,000
2. Replace the lateral lines - $3,000 We opted for the lateral line replacement, as we were willing to pay more for a more permanent solution. So we scheduled the job, and they got right on it. After a day had passed, the owner of All American called to inform me they had finished everything except for laying the sod where the trench for the lines were dug. He pressed for the 2nd payment, "so I can pay my guys". Pleased to have the job completed in such a short amount of time, in good faith, we mailed the check. The next day, our yard maintenance guy called to say the yard was far from ready for sod, that at least a load of dirt was necessary, the underground electric lines were exposed, and large rocks were all over the area intended for sod. I called the owner of All American Septic and he assured me they would make it right, and that his guys told him it was finished so he assumed they did the job right, that he counted on them giving him correct information, and he also said that wasn't the first complaint, and that he fired the individual giving him bad information. I have dealt with bad employees before, so I could understand to a certain point, but I told him I wanted him on the job, and that I would have my yard man check the property before the sod was laid. At that time I was thinking I only had a cosmetic landscaping problem. THEN Our neighbor and caretaker of the property (and his son, who worked as a plumber for years) called the next day to tell me he thought we had a problem, in that the installers had the lateral line installed at too steep of a grade, and that they did not put any gravel around the lateral line, which is a VITAL part of an effective septic system. Not only that, he said, but the yard was torn up, and even though two different people warned the installers about electric lines running across the property, All American ignored the information, used a backhoe, and tore up electric lines and exposed the conduit. Scolding myself for my good will, I tried to cancel the check, but it was too late. I made another call to All American Septic, and told them about my conversation with the neighbor and his accusations. They assured me they would take care of the problems and make it right. At this point, I had no faith they would, or for that matter, knew how, to fix the problem. So we did some research, got some recommendations, and called another vendor to have a look (yes, we asked if they had a license this time). The new vendor informed me “the old system didn't have any lateral lines to begin with, and if someone told you there were roots in the lateral lines, they lied because your system is so old, it doesn’t even HAVE any lateral lines!!!!!" I again called All American Septic, and reported my findings. They asked if I wanted my money back. I said yes, I do. Of course, as seems to be typical of their business model, the words came easy, but no money has been refunded to date. We spent thousands of dollars landscaping, doing dirt work, and replacing the missing grass with sod, just to get the property back the way it was prior to All American Septic's visit. I STRONGLY suggest you not use this vendor. They still have a lot to learn.
