Home and Building Inspections (primarily structural) for purchasers and mortgage companies and insurance companies.

"Gateway mortgage company recommended Roger and CDR inspections to do a structural inspection of one of our rental properties before approving a refinance. He did not give it a pass, and suggested having nine piers installed around the perimeter of the house. After some due diligence, we discovered that Eden’s had already installed piers in 2020, and we communicated this to Roger. He said he would not give the property an OK until the adjustments were made, so we had Edens come out and adjust the piers, as well as add three additional piers to another corner, per Roger’s instructions. After completing all work, both we and Chris Padley from Gateway Mortgage have been emailing and contacting Roger for 6 weeks to do a final inspection so that we can move forward with our refinance, and he is disregarding all of our phone calls and emails. This has been one of the most frustrating experiences we have ever encountered. We are unable to move forward on our very important refinance until he signs off on this structural inspection. Our lender told us, “I am at a complete loss why he won’t respond.” Look elsewhere, Roger is not friendly and he’s not willing to work with customers."

We are a structural engineering firm that has significant expertise in representing insurance companies, developers/realtors and or private owners for their needs. In the aftermath of incidents such as earthquakes, or following catastrophic events such as tornadoes, floods the safety of your residency may be into question. In many older homes, the soil beneath its foundations may naturally settle or become displaced by inadequate drainage, drought or root growth. This can result in the home’s foundation shifting, causing leaning, cracked or bowing walls, door frames that no longer work properly and cracks around windows. Before you hire a jacking company, call us instead. Rather than trying to sell a certain foundation repair system or product, we will be able to provide an objective analysis of the problem and recommend the most effective and economical repair, which would save significant you money.

Structural Engineering questions, answered by experts

All foundations have footers, including monolithic slabs. In some cases, the foundation itself acts as the footer, as in the case of a floating slab and a monolithic slab. With a monolithic slab, the footers—which are just the bottom-most portion of the foundation that distributes loads down to stable soil—are a part of the main slab and are constructed with a single pour.

Because of their composite structure, cutting or drilling LVL beams can compromise their integrity. We strongly advise contacting a general contractor or structural engineer before making any alterations to LVL beams. Professionals can also answer questions about choosing between a pier and beam versus slab foundation when designing your project.

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.
